Based in Canada, the Associate position will report to the Director of Analytics, Research, & Governance for the Real Estate Team and will work closely with other members of the Analytics, Research, & Governance (ARG) team to help manage AIMCo’s global real estate portfolio.

The ARG team is currently seeking an individual to join a high-performing team to help manage the real estate portfolio analytics, research and governance functions across the real estate portfolio.

What does the ARG team do?

Analytics - AIMCo’s large, global real estate portfolio equates to a lot of data. Ensuring that data is turned into meaningful insights and analytics is a key function. These analytics drive portfolio decision-making and keep the ARG team central in the broader Real Estate Team operations.

Research - Every investment committee needs objective and meaningful market research. ARG provides this objective research voice at the real estate investment committee to help guide investment decisions.

Governance - The ARG team is responsible for ensuring AIMCo’s real estate team operates with best-in-class decision-making practices. Effective communication, clear roles and responsibilities, and keeping a global team unified in its single objective to serve our clients is the goal of this vertical.

The ARG team forms the circuitry for this complex global real estate portfolio. We balance many areas of focus and are looking for a motivated professional who likes to keep track of multiple workstreams at once.

Responsibilities:

- Support the analysis of the global real estate portfolio by generating and interpreting investment and operational performance data
- Develop, update, and maintain proprietary and external databases and tools
- Draft PowerPoint presentations that create visual insights and deliver clear messages to internal and external groups
- Develop or refine excel-based models that derive portfolio insights
- Engage in an array of portfolio management and monitoring responsibilities, including staying up to date on the underlying real estate investments and benchmark performance
- Assist with the cash and liquidity management activities of the portfolio
- Collaborate with ARG team members currently based in Calgary and Edmonton
- Bachelor’s degree in Business, Finance, Math, Computer Science or another related field; and a passion or interest in real estate preferred
- 5+ years’ experience preferably in real estate or institutional investment (investment management, pension fund, investment banking, development company, private equity, etc.), research, finance, or economics.
- CFA, CAIA or other relevant professional designations are considered an asset
- Proficiency in using real estate analytics platforms such as YARDI, MSCI, NCREIF, CoStar would be an asset
- Highly proficient in Excel, PowerPoint, VBA, Python, and/or R Studio
- Strong quantitative skills; analytical and problem-solving abilities
- Comfortable when navigating large data sets and complex models with an exceptional attention to detail
- Strong learning aptitude and willingness to learn new software; enthusiasm for leveraging technology
- Demonstrates a proactive approach to problem-solving and process improvement
- Seeks innovative solutions to enhance portfolio analytics and research methodologies
- Comfortable with Power BI and/or other visualization tools
- Excellent written, verbal and interpersonal skills
- Proficiency in performance calculation metrics used in real estate investment analysis, including Net Present Value, Internal Rate of Return, Cash on Cash Return, Cap Rate, Time Weighted Returns, and Equity Multiples
- Thrives under pressure and enjoys contributing to team goals with ability to manage multiple tasks
