Building Maintenance Worker

The Building Maintenance Worker / Groundskeeper plays a crucial role in ensuring the overall maintenance, safety, and cleanliness of our campus, including administration buildings, apartments, dormitories, and associated grounds. This position requires a versatile individual who can respond in a timely manner and handle various tasks related to tenant calls and repairs, to security & fire alarm calls, building maintenance, groundskeeping, equipment operation, boiler system management, and adherence to fire safety regulations.
**Responsibilities**:
**1. Building Maintenance**:
- Conduct routine inspections of buildings to identify maintenance needs, including repairs, painting, and replacement of fixtures.
- Perform general repairs and maintenance tasks such as plumbing, electrical work, carpentry, and HVAC system upkeep.
- Respond promptly to work order requests and resolve issues efficiently.
- Ensure proper functioning of doors, windows, locks, and other building systems.
- Coordinate with external contractors or vendors for specialized maintenance or repair work.
- Keep accurate records of maintenance activities, inspections, and repairs.
**2. Groundskeeping**:
- Maintain the cleanliness and appearance of the campus grounds, including lawns, gardens, walkways, and parking areas.
- Perform regular mowing, trimming, weeding, and pruning activities.
- Monitor and address irrigation needs to ensure proper watering of plants and lawns.
- Maintain and repair outdoor structures such as fences, gates, and benches.
- Remove snow, ice, and debris from pathways and parking lots during winter seasons.
- Safely operate and maintain landscaping equipment, such as a skid steerer and Bobcat, for various outdoor projects.
**3. Boiler System and Fire Safety Management**:
- Monitor and maintain the campus boiler system to ensure its efficient and safe operation.
- Conduct regular inspections and maintenance tasks according to manufacturer guidelines.
- Address any boiler-related issues promptly and follow appropriate safety protocols.
- Familiarize yourself with fire safety regulations and ensure compliance throughout the campus.
- Conduct regular inspections of fire safety equipment, such as fire extinguishers and smoke detectors.
- Assist in the development and implementation of fire safety plans and procedures.
- Coordinate fire drills and provide fire safety training to staff and students.
**4. Equipment Operation**:
- Operate and maintain heavy equipment, including a skid steerer and Bobcat, for various campus maintenance projects.
- Safely maneuver and operate equipment to perform tasks such as snow removal, landscaping, and construction projects.
- Conduct regular inspections of equipment, perform minor repairs, and report any significant issues to the appropriate supervisor.
- Follow all safety procedures and guidelines while operating equipment.
**5. Additional Duties**:
- Meet with potential new tenants.
- Pick up and distribute campus mail.
**Qualifications**:
- High school diploma or equivalent.
- Previous experience in building maintenance, groundskeeping, or related fields.
- Knowledge of general maintenance tasks and equipment operation.
- Familiarity with boiler systems and fire safety regulations.
- License to operate a skid steerer / Bobcat.
- Strong problem-solving and troubleshooting skills.
- Attention to detail and ability to prioritize tasks effectively.
- Good communication and interpersonal skills.
- Knowledge of fire safety regulations and procedures.
- Physical stamina and ability to perform manual labor in various weather conditions.
- Basic computer skills for record-keeping purposes.
