Our team is looking for Maintenance Analyst to join our condominium management team. In this role, you will support the day-to-day maintenance coming from unit owners, residents, staff, management, and contractors.

This role is ideal for a hands-on facilities professional who can deliver excellent customer service and build strong relationships with stakeholders. If your skillset combines both administration and solving repair-related problems, we want to hear from you

Compensation: $50,000 - $65,000 per year, plus performance-related bonus and health benefits. Compensation depends on prior experience and skills.

**What You’ll be Doing**
- Review and create work orders daily and prioritize them in conjunction with site staff and management.
- Create work orders requested from other channels - staff, drop-ins, security, Superintendent highlights.
- Follow up on work orders - updates, progress, schedule contractors as needed. Update work order status on the Maintenance database (BuildingLink).
- Audit work orders to ensure not aging, to ensure appropriate turnaround time
- Validate vendor work orders, review with Superintendents and sign-off, and pass to Admin for invoice matching.
- Ensure contractors leave behind legible copies of work orders signed by Superintendents, and if a chargeback, ensure the replacement part is also left behind.
- Maintain the maintenance calendar and manage it appropriately to avoid resource conflicts (e.g., double-booking elevators).
- Contact and schedule approved vendors to address work orders (as required).
- Collaborate with Facilities Manager, superintendents, cleaners, and vendors.
- Requesting quotes from approved vendors to facilitate work orders (as required).
- Support communication processes by preparing project and maintenance updates for senior management and the Board of Directors.
- Prepare quote comparison analyses and present to senior management and/or Board of Directors

**How You’ll Work**
- We are an on-site first workplace because we believe the best way for our team to understand resident experience is by spending as much time in the building as possible. Though you will need to visit various places throughout the condominium, you will have a space at well-appointed offices in the condominium (near the downtown Toronto core) and be on-site five days per week.
- Your colleagues will include condominium management staff; you will work closely with them, particularly on maintenance matters that affect residents as well as amenities.
