**What YOU Will Do**

The Design Manager is responsible for the management and coordination of design development, technical aspects of a project, and technical validation of construction methods within the framework of the Request for Proposals (RFP) in design-build or other partnership modes. They actively participate in concept development, fostering synergy between the design and construction teams, ensuring potentially cost-effective alternatives are analyzed, and optimizing the design in compliance with RFP specifications. With professional firms under their supervision, they oversee the production of plans and specifications (deliverables) to meet client requirements and the needs of the estimation and construction team. They play a key role in the proposal team, collaborating with all stakeholders (construction, planning, estimation, etc.). They monitor the performance of professional firms, particularly in terms of quality, schedule, and costs. After securing the contract, they continue their role in the project team until the completion of the design.

Specific Tasks and Responsibilities:
**Planning**:

- After receiving proposal documents, define the scope of the mandate and establish deliverables for professional firms during the proposal phase. Later, comment on financial offers.
- Prepare and implement the organizational structure of the design team for the project, specifying roles and responsibilities of internal resources (coordinators, if applicable) and resources from professional firms.
- Participate in negotiations for agreements with professional firms for project design services, especially regarding service scope and deliverable schedules.

**Design Development**:

- Participate in the early development of concepts, leading the entire design development process with professional firms in all required specialties and ensuring that objectives and schedules established during the proposal phase are met for deliverable production.
- Optimize the design (alternative analysis, value engineering, etc.) and analyze impacts on schedule and costs, in synergy with the construction team, while ensuring constructibility.
- Establish and lead a design committee involving relevant stakeholders.
- Supervise and coordinate various professionals involved in all required specialties.
- Develop and implement the chosen approach for design modeling (BIM), in collaboration with stakeholders.
- Manage client-prescribed design requirements, bridge gaps between different disciplines, and ensure compliance with these requirements.
- Coordinate technical aspects related to the construction strategy (temporary engineering, selected methods, temporary structures, etc.).
- Actively participate in design workshops with the client, ensuring relevant documents and reports are prepared for these meetings and clarifying technical issues with the client through Requests for Information (RFI).
- Develop and implement design review measures to ensure quality (based on the quality system) and compliance with client requirements and applicable standards.
- Review and validate drawings and technical information before official issuances.
- Effectively communicate required technical information and drawings to the estimation department, as well as to suppliers and subcontractors involved in the project, at an appropriate stage of advancement.
- Ensure that proposal texts related to design are prepared according to client requirements, highlighting design highlights and benefits.
- At the end of the proposal phase, participate in a post-mortem and highlight lessons learned.

**Project Development**:

- Participate in project risk analysis and monitor design-related risks.
- Contribute to the construction schedule, especially in defining engineering and architecture lots, required activities from the design team, and deliverable milestones.
- Support the estimation team in establishing the project's base budget, quantities, and different levels of cost estimation.
- Support the procurement team in the technical definition of contracts for potential subcontractors and suppliers.

**Performance Monitoring of Professionals**:

- Monitor the performance of professional teams based on agreed budgets and schedules, using earned value principles, and implement corrective measures if required.
