**Role Summary**:
Reporting to the VP of Development, we’re looking for a Development Planner to join the team.

We’re looking for someone who has great attention to detail and thrives on producing high-quality deliverables. Using your exception time management skills, you’ll work on new and exciting projects to keep you learning more.

**Core Responsibilities**
- Identify opportunities to streamline our projects through the municipal approvals process; assist the team in obtaining approvals in a timely and efficient manner.
- Oversee due diligence activities for new land acquisitions.
- Support due diligence activities for IPP
- Support disposition of owned assets
- Stay current on local municipal planning trends, priorities, challenges, and precedent approvals.
- Support advocacy efforts at the municipal and provincial levels of government, often in collaboration with industry associations or peer organizations, to industrial LTC development
- Develop strategies and business cases to explore the possibility of increasing the value of surplus sites or land holdings prior to sale (e.g., through upzoning and/or severance/subdivision).
- Assist in responding to tenant RFP’s, frequently in collaboration with development partners.
- Work collaboratively across Pure Industrial (i.e., Development, Construction and Capital Projects, Asset Management, and Operations) to progress development projects to a construction ready state
- Support the Capital Projects team through entitlements
- Conduct research and analysis to forecast land use and potential challenges to utility developments.
- Work with government officials, developers, and community stakeholders to ensure that plans and policies are implemented in alignment with our client's needs.
- Ensure that development projects comply with applicable regulations and guidelines, including zoning laws, environmental regulations, and building codes.
- Collaborate with other professionals, such as architects, engineers, and other various contractors, to ensure that the design of future projects is in harmony with public policies.
- Prepare reports and presentations to communicate planning recommendations and decisions to stakeholders and the public.

**Required Skills and Experience**
- Minimum 5+ years of related work experience with an undergraduate degree, preferably with Urban Planning exposure.
- Professional certification, such as Registered Professional Planner (RPP), is an asset.
- Knowledge of land use planning, urban design, and municipal policy and processes.
- Experience in executing official plan amendments, and zoning appeals.
- Strong project management skills.
- An understanding of the commercial real estate industry in Canada with a strong focus on British Columbia, Ontario and Quebec.
- Understanding of key real estate value drivers, risks and opportunities.
- Robust knowledge of Excel, Word and PowerPoint.
- Strong communication skills and ability to interact efficiently at all levels of the organization.
- Ability to work collaboratively with a wide range of stakeholders, including government officials, community members, and developers.
- Familiarity with local, state, and federal regulations related to land use planning and development.
- Strong analytical and problem-solving skills.
