**Who Are We Looking For?**

We are looking for a **Full-Time Manager of Property Management and Operations** to join our Team As the Manager, you will oversee the Property Management and Leasing Team and support the Managing Partner as required with strategic growth initiatives for the Elevate group of companies.

**_Team Management_**
- On-board, train and manage the property management and leasing team to deliver bespoke high-quality and timely property management and leasing services for our clients
- Supervise and ensure accountability of the team through regular communication and team meetings. Lead and facilitate meetings to discuss escalated issues and encourage collaboration for issue resolution
- Prepare and conduct performance reviews outlining accomplishments, areas of improvement and prepare development plan for property managers and leasing managers
- Monitor and plan training sessions when required for new or changing internal processes or as they relate to the _Residential Tenancies Act _or Landlord Tenant Board. Enforce adoption for the use by the team on these processes or guidelines

**_Tenant / Client Management _**

We pride ourselves by providing a bespoke leasing and property management experience. It is important that the Manager has a thorough understanding of the intricacies of each property and client.
- Professionally and courteously manage all client and tenant escalations, complaints, or feedback. This may include:

- When sensitive situations are on-going and a high priority, back up property managers and sometimes become the new point of contact for tenants and clients until the issue is resolved or deescalated.
- Source, meet and vet new handymen, contractors, or tradespeople; and ensure all appropriate checks are completed prior to releasing any confidential client information
- Spearhead business development activities. This includes:

- Build relationships with local community through active engagement to develop brand and further local database of potential clients
- Refine our service offering to enhance experience with existing and future clients
- Integrate services with realty team to onboard new clients to portfolio seamlessly

**_Office and Administration Management _**
- Accountability for accurate data entry for trade records, issuing commission invoices as required, and preparing cheques for the Elevate Realty Brokerage
- Ensure all files, folders, and spreadsheets used by the Operations Team are up-to-date and organized
- Review and approve all handyman and staff expenses and invoices for reimbursement
- Prepare, send, and follow up on all invoices to clients during their regular billing cycle (Ie. Lease Invoices sent monthly, Repair Invoices sent bi-monthly, Management Invoices sent quarterly)
- Organize Rent Increase Notices for all eligible rental units
- Approve and oversee property management inventory on site
- Accountability for the timely and regular review of all Lease Advertisements on listing sites to ensure they are active and accurate; and ensure changes are made as needed by the team
- Organize annual/semi-annual activities required for the entire portfolio (Eg. Snow removal contracts, gutter cleaning contracts, in-unit inspections)
- Support with payroll for all related companies

**_Supporting Strategic Growth Initiatives_**

As a critical role within the organization, the Manager will assist the Managing Partner with:

- Recruiting and hiring activities for Property Managers and Leasing Managers
- Managing weekly, quarterly and annual goals/targets for the Operations Team
- Complex construction and renovation projects
- Planning and executing on-going team building events aligned to the company culture

As a member of the Operations Team, you are an important part of our clients’ overall real estate journey. To ensure exceptional client satisfaction, it is essential that strong relationships are built between the clients, tradespeople, and the rest of the Elevate Realty team.

You will report directly to the Managing Partner; and work collaboratively with the sales, leasing, and property management team. You will also engage very regularly with clients, tenants, and tradespeople.

- Extremely reliable & responsible
- Pleasant personality and strong interpersonal skills for all personality types
- Advanced knowledge of Microsoft Word and Microsoft Excel
