**Role Summary**:
The Property Manager oversees the day-to-day operations of the properties and building management staff within the assigned residential portfolio. The focus will be on maintaining and increasing the value of assets, performance management, and motivating staff to ensure the best possible product offering and customer experience. To be proactive and foster continuous improvement while promoting a team-oriented work environment, to ensure a high level of customer and employee satisfaction.

**Key Responsibilities**:

- Property Services - ensure property services are delivered with the highest level of care, diligence and efficiency consistency, and efficiency to provide maximum comfort and enjoyment of customers and to reduce turnover
- Leadership - lead, supervise and support the administrative and building operation staff with a collaborative approach to ensure team cohesion, effectiveness, engagement, and open communication
- Team Building & Development - hire, train and develop administrative and building management team members to help them be successful in their roles, by providing continuous training opportunities and constructive feedback regarding performance
- Communication - oversee the preparation of verbal and written communication to residents to address operational issues, memorandums, cyclical activities
- Customer Service - establish, maintain, and promote excellent relations with all internal and external customers, contractors, and trades
- Inspections - regular inspection of buildings and grounds to assess and ensure cleanliness and maintenance meets the highest standards, follow up as required
- Vacancies - monthly inspections of vacant units to ensure cleanliness and completed maintenance/readiness for the market to minimize vacancy loss
- Maintenance & Repair - work closely with maintenance operations staff to ensure all physical components of sites are maintained to Old Oak standards
- Health & Safety - ensure Health & Safety policy & procedures are complied with
- Property Standards - perform frequent property inspections to ensure each site is presented and maintained to Old Oak standards and to minimize risk and exposure
- Operational Issues - work closely with the administrative, building management, and maintenance teams to promptly resolve customer-related issues and concerns related to assigned properties
- Risk Management - identify any areas of liability/risk and take steps to minimize exposure
- Accounts Payable - verify and approve invoices related to properties managed
- Legislation/Policy/Procedures - ensure industry-relevant legislation, and established corporate and departmental policies and procedures are carried out and complied with
- Continuous Improvement - suggest recommendations for improvements to products, buildings, and offerings, committing to the Old Oak Growth Mindset
- Administration - cause preparation of RTA forms surrounding operational issues ie, N5, N7; address tenant concerns post site staff involvement, verbal and written communication as required
- Policies - enforce company and building policies with respect to execution and delivery of building and grounds services
- Life Safety - ensure compliance with Fire Safety Plans - daily, weekly, monthly, and annual testing and inspections are being performed and logged as required
- Annual Inspections - coordinate annual in-suite maintenance inspections and follow through on issues as documented
- Other duties that may be assigned from time to time

**Qualifications, Skills & Requirements**
- Three (3) years experience as a property manager, with at least two (2) years experience in residential property management
- Strong hands-on supervisory and performance management experience
- Applicants with industry designation(s) ie, CPM, RPA, ARM, ACoM will be preferred, although not required
- Exceptional organizational, interpersonal and follow-up skills
- Superior oral and written communication skills
- Ability to work under pressure in a fast-paced environment
- Close attention to detail
- Strong computer skills, Word, Excel, Yardi, Outlook
- Ability to comprehend and analyze financial statements
- Strong understanding and familiarity with building systems
- Critical thinking and problem-solving skills focusing on win-win solutions and outcomes
- Ability to remain confident, think clearly, and remain calm in stressful situations
- Vehicle required to travel to various sites
- Police clearance check
