Warrington PCI Management is the largest commercial property managers in BC. The company manages approximately 17 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland. We are looking for an experienced Project Manager to join our team.

**Primary Purpose**

The Project Manager will be responsible for planning, coordinating and managing various building improvement projects, capital expenditure projects (including deep energy retrofits) and/or landlord or tenant improvements for the company. The Project Manager will work with all stakeholders (owners, property managers, building operators, tenants and contractors) to ensure budgets, timelines and project specifications are met. With strategic oversight from WPM’s President and Vice President, Sustainability, the Project Manager will be the key contact on select projects with clients, stakeholders, sub-consultants, sub-contractors and internal staff.

**Specific Responsibilities**

The responsibilities of this position will include, but not be limited to, the following:
**Project Management**
- Be the primary point of contact between consultants, trades, building operations and property management teams to facilitate the project from conception to completion
- Plan and prepare construction schedules and monitor progress as well as identify bottlenecks and risk points
- Document meetings, action items and other pertinent project deliverables and decisions
- Coordinate with all applicable teams to ensure smooth communication on project specifications, budgets and timelines along with any project changes and change orders that may occur
- Review and provide feedback on drawings and change orders
- Monitor and identify change events and change order requests; track changes to the project scope and present to the property manager and client when applicable
- Review the project site and confirm construction follows drawings and specifications and contract documents
- Review contractor invoices and progress claims
- Ensure compliance with all provincial Occupational Health and Safety laws and WPM processes
- Work with internal property management and accounting teams to ensure timelines and budgeted costs are conveyed accurately and in a timely manner
- Organize and attend regular project meetings with clients, building operators, property managers, tenants and contractors
- Troubleshoot issues that may arise and provide potential solutions to parties when applicable
- Assist with special projects and other duties as required

**Qualifications**

To be successful in the Project Manager position, an individual must be committed to developing, maintaining, and demonstrating the following:
**Education and Experience**
- Degree or diploma in a related field, with a preference for real estate or construction management an asset
- Minimum five (5) years of commercial project management experience
- Strong comprehension of mechanical systems, and energy retrofits
- Experience in decarbonization projects an asset
- Rental suite and rental building project management experience an asset
- PMP certification an asset
- Experience in commercial tenant improvements and landlord work an asset.
- An established track record of excellent customer service

**Competencies**
- In-depth knowledge of construction procedures, materials and project management principles
- High level of competency in drafting and negotiating contracts - specifically CCDC
- Exceptional communication and negotiation skills
- Ability to juggle and prioritize numerous and diverse tasks and responsibilities
- Ability to think strategically to manage and balance specification requirements, budget and timeline needs
- Ability to make significant decisions on all matters according to budget and strategy within approval limits
- Ability to present and communicate ideas and concepts at all levels of an organization and to different audiences
- Practical judgement and decisive manner
- Ability to work efficiently under pressure and maintain a calm focus
- Detail oriented with exceptional analytical and problem-solving abilities with the ability to independently research, learn and understand various solutions and provide recommendations
- Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environment
- Excellent organization and time management skills with the ability to manage multiple projects at various buildings in a timely manner with accuracy and attention to detail
- Ability to manage change including changes in business and client needs
- Ability to work in a fast-paced environment
- Ability to work overtime as may be required
- Strong knowledge of construction management
