Purpose:_**
The Finance Manager reports to the Senior Manager, Finance & Analytics and is responsible for maintaining the department’s accounting records and financial reports emphasizing transactions pertaining to owned properties by developing detailed and accurate financial analysis with the purpose of ensuring GST/HST, expenses and revenues are booked accurately and on a timely basis. Additional responsibilities include cost control, reporting on major projects and compliance with the Bank’s protocols for IFRS16. The incumbent will be responsible for approving invoices and entries associated with the rent allocations billed out to BNS user groups and tenants for bank owned properties. Additional activities include coordinating with the Property Management team and assisting the Senior Finance Manager with financial reporting, budgeting and forecasting, and year end adjustments. The incumbent is responsible for ensuring that the administration of accounts and records are maintained to the highest professional standard.

Accountabilities:_**
1. Provide financial and analytical support to the Property Management Team
2. Manage the monthly/quarterly/year-end internal financial reporting process including budgeting, forecasting, and variance analysis for bank owned properties
3. Work with the Senior Finance Manager to complete annual budgeting and analysis
4. Review and approve rent allocation billings for BNS user groups, subsidiaries, and tenants on a monthly basis ensuring allocations are correct and billings are settled promptly by recipients. Work with the Accounting Office to calculate new allocations and address questions regarding changes in rent as required
5. Cost control, reporting on major projects and compliance with the Bank’s protocols for IFRS16
6. Review and approve invoices and journal entries
7. Preparing and maintaining documentation of the department’s accounting policies and procedures, responding to new requirements as initiated by department management, Accounting Policies & Procedures and Taxation
8. Provide research, support and recommendations for special projects to senior management as may be assigned on an ongoing basis
9. Be involved in internal and external audits as required and ensure that changes required due to the audit findings are implemented
10. Provide training, guidance and direction to Accounting Officers and other staff as required

Requirements:_**
This position requires a sound understanding of accounting principles, the Bank’s General Ledger and Fixed Asset systems, IFRS, and a thorough understanding of both the department’s and the bank’s real estate accounting. Also required is a working knowledge of property management and building maintenance terminology, and provincial and federal tax regulations.

The incumbent requires good interpersonal and communication skills in order to resolve questions and problems with contractors and suppliers and to communicate with Property Managers and other Bank staff. Tact and delicacy are required, as information and transactions are often of a sensitive and confidential nature. Organizational and prioritization skills of a higher order are prerequisites to successful task completion, as deadlines are inflexible, workloads are high, and accuracy is essential. Strong analytical skills are necessary in order to track, critically review, and analyse building costs and variances from month to month identifying problem areas and recommending low risk, maximum value solutions.

The incumbent must have the ability to research and identify opportunities to improve processes as well as to enhance value and minimize risk of the Bank’s real estate portfolio.

Education/Other Experience:_**
- 5+ years full-time accounting experience
- Working towards a CPA
- MS Office including a high degree of understanding of Excel
