Manager, Facilities (Contract)
**Overview**:
This role will actively partner with Reliance branches to understand local space, warehouse, and inventory requirements and will lead a real estate strategy that aligns with Reliance’s overall growth strategy as well as local needs.
**Responsibilities**:
- Build out a real estate strategy that supports Reliance’s overall growth strategy by determining the # of sites, locations and size of locations required
- Managing the Facilities Operations nationally and coordinating activities to achieve operational efficiencies while adhering to the strategic plans of Reliance. Analyzing needs and directing changes as required
- Supporting a healthy work environment consistent with all Workplace Safety requirements including furniture layout, lighting, internal heating, and cooling
- Establishing strategic initiatives and financial objectives including the gathering of pertinent real estate, business, financial and operations information, to adequately forecast Reliance’s annual Corporate Budget (Facilities Operations) and tactically plan/forecast the yearly Capital Expenditure budget as it relates to facility changes
- Leading Sustainability initiatives in our internal usage of energy throughout all our facilities and our recycling programs
- Implementing a national standard of documentation, including policies, procedures, guidelines, rules, and regulations as it relates to Facilities Operations so staff and branches can operate efficiently, resolving specific operational issues, as a means of minimizing risk and cost exposure
- Developing and implementing a national maintenance program to minimize unplanned expenses and proactively identify corrective actions by maintaining accurate records for all facilities equipment, systems, and reoccurring issues.
- Managing all supplier/ service provider relationships including regular contract reviews and conducting tender processes for national providers
- Performing strategic business planning of national facility solutions and recommendations based on real estate in Reliance’s existing and future business regions including new facility acquisition planning and facility opportunities

- Acting as Tenant representative and Landlord for all Real Estate
- Development and negotiations of Offer and Leases
- Change management related to Facilities, Facilities Operations, and new process implementation
- Contribute to the reduction of the company’s carbon footprint and participate in other environmental initiatives
- Create and maintain Reliance standards for branch requirements (size and features) based on # of TMs, revenue and functional requirements
- Assess current locations to determine gaps in size and functionality and provide both short term and long term recommendations to address gaps

- Manage project cost, scope and delivery timelines with any site renovations and provide updates to internal stakeholders
- Assist with the review and management of lease contracts along with other supplier contracts
- Ensure Reliance is taking an objective approach to making real estate decisions using metrics and site requirements
- Spend time within branches to understand local needs and incorporate requirements into real estate strategy
- Support branches by sourcing maintenance or related service providers
- Lead strategic sourcing process through RFPs, negotiations and roll out new suppliers/programs
- Significant travel to branches will be required to fulfill accountabilities of this role
**Requirements**:
- 5+ years property portfolio management and/or commercial real estate management
- Bachelors’ degree in Facilities Management, Corporate Real Estate, Project Management, or Business Administration required
- Experience in leasing, construction, engineering and all facets of property operation and building management preferred
- A self-starter with the ability to work independently
- Excellent oral and written communication skills
- Ability to manage multiple priorities/projects simultaneously
- Proven strong organizational, time management, and project management skills
- Proficient in understanding management agreements and contract language
- Excellent computer and systems knowledge: Strong literacy in Microsoft Office Suite (MS Word, Excel and PowerPoint) Tenacity to overcome challenges to deliver on commitments
- Strong business acumen and analytical skills
- Strong discipline of financial management including financial tracking, budgeting and forecasting
- Ability to travel to Reliance branches
