We focus on creating positive change, building a healthier, thriving future, and fostering an equitable, inclusive, and growth‑focused environment for our people.About This TeamThe Store Development Real Estate team is directly responsible for physical store growth and portfolio management through leasing activities and lease actions. Reporting to the SVP, Store Development, this Director will oversee and lead a team of real‑estate professionals responsible for a specific territory that consists of over 200 stores—half of the United States fleet. In collaboration with the VP of Retail Operations West, the Director will develop a strategic, long‑range market plan for the region, ensuring the team delivers upon sourcing sites, negotiating leases, and supporting the opening of major capital investment projects on time while meeting financial and strategic objectives.ResponsibilitiesManage senior team of real‑estate deal makers, providing coaching and guidance to ensure lease terms meet company standards.Serve as key liaison for senior management in the landlord and broker community, resolving portfolio‑wide conformity lease issues and final leasing deal points.Collaborate with leadership in Retail Operations to resolve any store issues impacting day‑to‑day operations.Develop and execute the long‑range strategic plan for the Western Region portfolio, delivering profitable financial results that meet or exceed corporate governance metrics.Drive portfolio to deliver upon Annual Operating Plan (AOP) targets (on time and within parameters) and Long‑Range Plan (LRP) in partnership with Store Construction, Store Planning, Design, Financial Planning, Retail Operations, and other key departments.Qualifications10+ years real‑estate leasing experience, preferably representing retail tenants.10+ years leading real‑estate professionals and teams, responsible for leasing and managing a portfolio of stores.Expert knowledge of lease language and related legal documentation specific to retail real‑estate.Confident and concise storyteller/presenter to senior executives (CEO, President, Board of Directors) supported by proficient financial acumen.Strategic, people‑focused leader capable of developing and mentoring teams to excel.Strong, proven work ethic operating with utmost integrity.Expert negotiation skills and tactics; able to articulate compelling arguments and drive negotiations to a favorable conclusion.Collaborative and able to enroll others with a desire for constant self‑improvement and learning.Must HavesAcknowledge the presence of choice in every moment and take personal responsibility for your life.Possess an entrepreneurial spirit and continuously innovate to achieve great results.Communicate with honesty and kindness, creating space for others to do the same.Lead with courage, knowing the possibility of greatness is greater than the fear of failure.Foster connection by putting people first and building trusting relationships.Integrate fun and joy as a way of being and working—doesn’t take yourself too seriously.Compensation and Benefits PackageThe typical hiring range for this position is $157,400 – $206,600 CAD annually. Base pay is based on market location and may vary according to knowledge, skills, experience, and internal equity.
