This includes being t h e f irst p o i n t of co n t act w i t h o u r p r o s p ec t ive t e n a nt s a n d p r o vi d ing a f ri e nd ly , p e r so n a b l e , and positive initial ex p e r i e n c e ov e r t h e ph o n e, t h r o u gh em a il, t ex t or in person .

The Leasing Coordinator II will have strong communication skills, be tactful in their approach, have the ability to redirect focus and transform negative perception into positive rewards. They will have the ability to build trusting relationships with prospective tenants leading to successful tenancies. 

The Leasing Coordinator II is r es p o n si b le for having an in-depth knowledge and understanding of Forthright’s units and knowing which units are either currently available or coming to market. They are responsible for marketing the units, s c h e du l ing and providing tenant showings as well as preparing legal lease documents. The Leasing Coordinator II is a supportive, knowledgeable, quick-thinking member of the Leasing and Marketing team who displays excellent problem-solving skills.

Job Du t i e s

  • Respond to all inquiries via all forms of advertising and communication, including website chat, email, social media, phone, text, and in person, while presenting properties and amenities in a positive light that encourage prospective tenants to engage in a lease with Forthright.
  • Schedule and confirm showing appointments.
  • Conduct showings and tours, highlighting features and benefits of available rental units.
  • Host Open Houses in show suites and assess show readiness/cleanliness of suites.
  • Receive security deposits and process applications as received.
  • Pr e p are l e a se d o c u ments a n d m o ve i n p ac k ages, ac c u ra t ely and t imely.
  • F o ll o w- u p w i t h p r os p ec t s w h o a tt e n d ed r ece n t s h o w i n gs, O p e n H o u ses, a n d t h ose a d d ed t o w ai t i n g li s t s.
  • Guide tenants through the lease signing process and be well versed in all leasing documents, having the ability to confidently explain terms and answer questions or concerns.
  • Deliver and pick up keys and leasing documents.
  • Conduct property inspections during m o v e - in a n d m ove out a p p oint m e n t s, document unit condition and address security deposit matters.
  • Stay informed about local property rental markets, trends, and competitors’ offerings to better understand and communicate rental rates.
  • Update all internal reports associated with Leasing.
  • Market rental units in line with corporate standards.

Kn o w l e d ge , Ski l l s & A b il i t i e s

  • P os t - seco n d ary /formal education or training in a related field is required .
  • Experience with Microsoft Office Suite programs and webmail applications is required.
  • Exceptional customer service is required with experience in sales, negotiation, and customer care.
  • Exceptional communication and interpersonal skills.
  • Class 5 d riv e r’s lice n se required. Driving includes t rav e l t o p r o p e r t ies l oca t e d i n Wi nn i p eg a n d s u rr o u n d i n g ar e as via use of a company fleet vehicle during work hours.
  • Exceptional problem-solving abilities expressed through informed independent decision making is required.
  • Exceptional organizational skills and a high level of attention to detail is required.
  • Experience with property management software (Yardi) is an asset.
