Job Description The Maintenance Technician is a practical professional responsible for ensuring maintenance repairs are completed on a timely basis to maintain resident satisfaction and safety, aligning with procedures and service level agreements. Essential Duties and Responsibilities Customer Service Act with integrity and demonstrate support for core values. Maintain a focus on enhancing the resident experience. Provide timely written and verbal communication to residents on work order status. Maintain professional relationships with internal team members, direct reports, leadership, and vendors. Deliver exceptional customer service when interacting with residents and vendors. Communicate courteously and promptly with team members and management. Maintenance Respond promptly and professionally to meet the 24‑hour repair response standard. Perform general and specialized maintenance requests, including minor plumbing, electrical, HVAC, carpentry, and renovation repairs (drywall, painting, flooring, cabinetry). Conduct daily mechanical, electrical, plumbing, and HVAC system inspections and maintain accurate logs. Assist with maintaining the monthly compliance checklist for RentSafe standards. Assist with building common‑area daily walks and proactively address deficiencies. Provide on‑call after‑hours site emergency support on a rotating schedule. Escalate small projects to external vendors, oversee progress, and track completion. Ensure maintenance work orders are completed through proper workflow. Participate in Joint Health and Safety Committee (JHSC) protocols and safety initiatives. Assist with maintaining supplies and equipment inventory. Utilize technology to drive productivity and continuous improvement. Maintain accurate maintenance logs and ensure compliance with company policy. Perform any other duties as required. Health & Safety Ensure vendors and contractors comply with health and safety legislation and policies. Address infractions, hazardous conditions, or damaged equipment immediately. Follow PPE, health and safety regulations, and procedures in accordance with Ministry of Labour laws. Comply with all legislation, including the Residential Tenancies Act, Employment Standards Act, Fire Code, and Ontario’s Occupational Health and Safety Act. Administration and Reporting Document and report all maintenance work order records electronically via Resident APP in a timely manner. Detail work completion or need for outside contractor work for each maintenance order. Assist with submitting maintenance‑related purchase orders for parts, supplies, and services. Assist with open invoice reports for maintenance‑related items and services. Qualifications Skilled in repair and maintenance of building systems, including minor plumbing, electrical, mechanical, HVAC, and renovation repairs. Self‑starter with high initiative, agility, flexibility, and professionalism. Exceptional written and verbal communication and interpersonal skills. Intermediate knowledge of MS Office. Ability to work with a diverse group of people and be culturally aware. Ability to work flexible hours, including on‑call. Minimum Requirements High school diploma. Skilled in repair and maintenance of building systems, including minor plumbing, electrical, mechanical, HVAC, and renovation repairs. Preferred Attributes College diploma or trades certification in a relevant field. Basic knowledge of Yardi. Physical Demands Frequently required to sit, talk, and hear. Regularly required to stand, move, use hands and arms, reach overhead, stoop, kneel, squat, bend, and crouch. Regularly required to climb and descend stairs and ladders. Regularly lift, carry, and move up to 50 pounds. Vision abilities include close, distance, and depth perception.
