This position offers a unique opportunity to contribute directly to the success of our projects by overseeing on-site construction activities while also supporting the broader construction management team. *Duties & Responsibilities:* * Assuming overall responsibility for all on-site construction activities. * Leading and directing all field personnel on the project. * Assist in managing the overall construction process from project inception to completion, under the guidance of senior development managers. * Support due diligence efforts, including feasibility studies, site analysis, and budget. * Maintaining constant communications and relationship with senior management, consultants, inspectors, stakeholders, government authorities and all applicable officials related to the ongoing project. * Ensuring all work is performed by contractors and suppliers to contract documents (including drawings, specifications and contract scopes of work) while maintaining accurate project documentation and records throughout all phases of construction. * Reviewing all project plans, specifications, applicable documentation and report any omissions or discrepancies directly to the Construction Manager. * Reviewing and maintaining the construction schedule and ensure that all contractors and suppliers comply with the critical dates they are required to meet. * Taking full responsibility to ensure that all Municipal inspections, professional inspections, occupancy permits, and possession dates have been achieved to the satisfaction of the construction manager. * Assuming direct responsibility to ensure the quality of construction, products and finishing are at the level acceptable to IOM. * Enforcing and monitoring the Occupational Health & Safety Act and Work Safe B.C. regulations to ensure a safe job site. * Understanding thoroughly Construction Health and Safety Plan and execute its requirements. * Responding to emergencies on the site in the off hours. *Qualifications:* * A minimum of 3-5 years of previous multi-family residential and/or mixed-use construction experience is required. * Strong computer skills, especially Excel.
