Akelius est à la recherche d’un gestionnaire d’immeubles pour superviser un portefeuille d'appartements résidentiels multifamiliaux à Montréal.

Supervisé par le gestionnaire d’actifs, le gestionnaire d’immeubles conduira les politiques et procédures de gestion et de location des propriétés.

Le gestionnaire d’immeubles sera directement responsable de la gestion de son portefeuille d’immeubles, tout en maintenant une excellente relation avec ses résidents et son personnel.

Le candidat idéal possède un fort souhait de créer des expériences extraordinaires de foyer et de communauté tout en dépassant la satisfaction des résidents.

  • Résoudre les problèmes des locataires de manière professionnelle et dans un délai convenable
  • Effectuer des inspections régulières d’immeubles et d'appartements et reporter les défauts de fonctionnement
  • Emettre des formulaires légaux et des avis aux locataires et représenter la société aux audiences du Tribunal administratif du logement
  • Maintenir une relation positive et professionnel avec les locataires, les fournisseurs et les autres parties prenantes
  • Organiser les inspections d’emménagement et de déménagement
  • Négocier et gérer les contrats de service
  • Embaucher et superviser les techniciens d’entretien et le personnel sur site
  • Contribuer au développement général des processus et des procédures dans le département de gestion d’immeubles
  • Autres tâches assignées

Qui vous êtes

  • études post secondaires complétées, de préférence un diplôme en administration des affaires, en immobilier, en comptabilité ou dans un domaine similaire
  • entre cinq et dix ans d'expérienceen gestion immobilièrerésidentiels
  • expérience dans la gestion de 800 à 1500 logements
  • avoir complété un certificat en gestion immobilière est un atout
  • être parfaitement bilingue en français et en anglais
  • excellentes aptitudes en relations interpersonnelles et communicatives
  • autonome, apte à la prise de décision
  • avoir le souci du détail, être multitâches
  • habileté à être concentré dans différents environnements
  • excellentes connaissances sur les lois et règlements du Tribunal administratif du logement et sur la relation entre propriétaires et locataires
  • très bonne connaissance du système immobilier
  • expérience en gestion d’équipe de techniciens d’entretien et de personnel
  • capacité d'adaptation à un environnement en constante évolution
  • être disponible pour répondre aux urgences durant la journée et après les heures de travail
  • maîtrise des logiciels MS Office et Yardi Voyager

Job Description

Akelius is seeking a Property Manager to oversee a portfolio of multi-family apartment buildings in Montreal.

Reporting to the Asset Manager, the Property Manager will ensure all property and lease management policies, procedures, and operations are conducted effectively.

The Property Manager will be directly responsible for effectively managing these buildings while maintaining an excellent relationship with its residents and staff.

The successful individual will have a strong desire for creating extraordinary experiences of home and community while exceeding resident satisfaction.

Job description

  • address tenant concerns in a timely and professional manner
  • perform regular property and unit inspections, addressing deficiencies promptly
  • issue legal forms and notices, representation at Landlord and Tenant Board hearings
  • maintain positive and professional relationships with tenants, vendors, and other stakeholders
  • organize move-in/out inspections
  • negotiate and manage service contracts
  • hire and manage maintenance technicians and onsite personnel
  • contribute to the overall development of processes and procedures in the Property Management department
  • other duties as assigned

who you are

  • bachelor’s degree is required, focus in Business Administration, Real Estate, Accounting, or related field
  • between five and ten years' experience in residential property management
  • experience in managing 800 to 1,500 units
  • property Management certifications are considered an asset
  • bilingual in English and French is required
  • superior interpersonal and communication skills
  • resourceful, able to confidently make decisions
  • high attention to detail, able to effectively manage competing tasks
  • ability to maintain focus in a constantly changing environment
  • excellent working knowledge of the Tribunal administratif du Logement and the landlord/tenant relationship
  • strong understanding of building systems
  • proven ability to lead a team of maintenance technicians and onsite staff
  • ability to respond to daytime and after-hour emergencies
  • proficient use of MS Office, Yardi Voyager application software
