The Opportunity:

Our client, is a toronto based Asset Manager with a RE portfolio across North America and the United Kingdom. We are currently supporting them in their search for a Manager, Treasury for a 12 month contract term.

The Manager, Treasury will play a pivotal role in supporting the Director of Treasury in formulating and executing strategic financial initiatives. This position will oversee various debt management activities, ensure compliance with loan agreements, and provide comprehensive financial analysis and reporting. The Manager will also act as a backup for the Treasury Analyst, manage cash flow processes, and support internal and external audit requirements.

What You'll Be Doing:

  • Assist the Director in creating and implementing treasury strategy.
  • Act as the backup for the Treasury Analyst during absences.
  • Manage debt contracts within the treasury management system.
  • Update and maintain the loan documentation database.
  • Review existing debt information and financing assumptions for potential acquisitions, dispositions, and redevelopments.
  • Monitor and report on all debt covenants and leverage ratios.
  • Create and present reports and visual aids to support the Director of Treasury.
  • Track and forecast debt covenant calculations on secured debt and corporate credit.
  • Prepare annual interest budgets and monthly, quarterly, and annual cash flow forecasts.
  • Analyze and forecast the interest budget and cash flow monthly.
  • Provide detailed analysis of leverage and market rates.
  • Prepare quarterly fair value assessments of debt.
  • Conduct balance sheet stress testing and report findings.
  • Support board, Joint Venture Partner, Senior Leadership Team, and Ownership reporting requirements.
  • Ensure compliance with debt agreements and provide necessary documentation for annual reviews to lenders.
  • Maintain detailed knowledge of loan agreement requirements.
  • Work with the finance team on debt covenant reporting and forecasting, sharing information, and creating plans to address any non-compliance areas.
  • Manage and monitor effective cash management systems, including cash concentration, wires, and account funding.
  • Design cash management processes and internal controls.
  • Provide debt compliance reporting and documentation for the release of undertakings.
  • Support tax department efforts to maximize interest deductions.
  • Handle lender reporting, including calculating and ensuring compliance with property and corporate level debt covenants.
  • Recommend and implement ongoing process improvements to enhance controls, efficiencies, and time savings.
  • Monitor and report on hedging activities, compliance, and accounting treatment.
  • Review and respond to audit requests, ensuring compliance with requirements.
  • Provide support during annual audits and manage loan confirmations and compliance reports.
  • Assist in the implementation of a Treasury Management System.

What You'll Need to Be Successful:

  • Bachelor's degree in Finance, Accounting, Economics, or related field.
  • Professional designation such as CPA, CFA, or equivalent is preferred.
  • Minimum of 5-7 years of experience in treasury, corporate finance, or related field.
  • Strong knowledge of debt instruments, covenants, and compliance requirements.
  • Proficient in treasury management systems and financial reporting tools.
  • Excellent analytical, problem-solving, and financial modeling skills.
  • Strong interpersonal and communication skills to work effectively with cross-functional teams and external stakeholders.
  • Proven ability to manage multiple tasks and meet tight deadlines.
  • High attention to detail and strong organizational skills.
  • Real estate experience strongly preferred.
