About the Position:

Woodcliffe Landmark Properties is seeking a Director of Construction to coordinate costing, contracting, permitting and construction, under the direction of the Vice President of Development. The role would oversee a wide variety of building typologies, including, luxury condominium, office redevelopment, purpose built rental and retail fit-out. The ideal candidate will have extensive experience leading comparable projects though the full development life cycle, design through to occupancy. The role will require a proven track record in negotiating construction contracts, managing the coordination of mechanical, civil, and structural engineers, building design coordination, and experience with trade relations and site management.

Key Responsibilities:

  • Serve as Woodcliffe's day-to-day representative, managing construction projects.
  • Lead pre-construction engineering, costing, permitting and utility applications.
  • Develop and monitor project timelines, budgets, and quality to ensure successful delivery.
  • Coordinate with architects, consultants, contractors, and stakeholders throughout all phases of construction.
  • Review construction documents to ensure quality coordination and prevent design or execution challenges.
  • Conduct regular site visits to monitor progress, ensure safety compliance, and address issues proactively.
  • Oversee value engineering efforts.
  • Provide ongoing risk assessment and mitigation strategies.
  • Lead project meetings, providing status updates and ensuring alignment with ownership expectations.
  • Negotiate contracts and manage CO's, RFIs, Si's, with vendors and subcontractors.
  • Oversee post-construction efforts, including deficiencies, property management training, move-ins, customer care, technical audits
  • Lead the Customer Care/TARION relationship and management
  • Manage cash flow and project level budgets, act as liaison to the finance team;
  • Stay current on construction related codes and legislation

Qualifications:

  • 7+ years of experience with a developer with experience in residential high rise, wood frame, and commercial fit out.
  • Post-secondary education in engineering, construction, project management, or a related field.
  • Deep knowledge of construction methods, contracts, and building codes.
  • Strong acumen using Microsoft Project, BAS systems, Procore, and Bluebeam
  • Proven ability to manage budgets, schedules, and complex project scopes.
  • Excellent communication, leadership, and problem-solving skills.
  • Adept at managing multiple stakeholders and fostering positive working relationships.
