Senior Lease Negotiator

Role Responsibilities

Leasing is the primary commercial real estate leasing arm of the provincial government and is responsible for the negotiation, documentation, and administration of real estate lease transactions, both in the capacity as landlord and as tenant. With an inventory of approximately 900 leases, close to 9 million square feet of leased space, $200 million per annum in rental payments and $10 million in revenue, Leasing has a major presence in and significant impact on Alberta commercial real estate. Leasing projects are diverse, multifaceted and complex; incorporating a broad spectrum of real property interests and locations throughout Alberta and globally and involving landlords and tenants of disparate sophistication.

The Senior Lease Negotiator position is responsible for managing a portfolio of leases and licenses of primarily office space, warehouse space and parking and for providing accommodation for government departments and some boards and agencies. The Leasing unit administers over 900 leases and licenses and has an annual budget of approximately $200 million. 

The primary responsibilities of the Senior Lease Negotiator include, but are not limited to:

Negotiates, drafts and reviews various legal documents to record, evidence the agreement, protect the interests of the Government of Alberta and assure the ability to enforce the commitment of the parties. Develops, plans, and manages lease acquisition strategies to accommodate client department requirements. Identifies, initiates, and implements new initiatives such as green leasing or new ministry programs. Prepares business and financial analysis and recommendations for the final execution of leasing documentation Provides interpretation of leasing terms and conditions. Perform site visits, and work with Facility Management and property owners/managers to assist in resolving issues.

Qualifications

Required

University Degree in Business, Economics, or a related field plus 6 years of directly related leasing negotiation experience Industry designations including CLO, FRI, AACI will be considered strong assets 


Equivalency: 

Directly related experience or education considered on the basis of: one year of experience for one year of education or one year of education for one year of experience. 


Knowledge/Skills Required:

Acquisition of space-by-lease process Real estate leasing market trends, issues, components and economics. Proficient in real estate finance, general accounting principles, time value of money, amortization, and discounting. Leasing business terms and contract preparation Strong, effective negotiating skills resulting in commitments. Detailed, systematic approach to handling issues and problem solving. Effective in finding solutions to complex problems. Perceptive of resistance, objections, unstated interests or concerns and the ability to develop contingency plans to meet objectives.
