BASIC FUNCTION

This position reports directly to the Maintenance Supervisor and is responsible for providing janitorial maintenance services within multiple building locations in the City of Guelph and the County of Wellington, to standards acceptable to the Housing Services Division. Duties include, but are not limited to, maintaining public areas within the buildings, general building maintenance, waste handling, readiness of vacant units for incoming tenants and meeting general requirements for the Divisions Levels of Service. The majority of responsibilities for this position are performed independently, without constant supervision and direction.

PRINCIPAL RESPONSIBILITIES

Under the guidance of the Maintenance Supervisor, the Custodian has the following duties and responsibilities:

Maintain general cleanliness of all public building areas:

• Vacuuming of corridors, lounges, mats and other carpeted areas.

• Common space window cleaning.

• Spot washing of walls, doors, handrails etc.

• Mopping of floors in common areas.

• Stripping, washing and waxing of floors in common areas.

• Cleaning and sanitization of public washrooms and laundry rooms.

• Maintain cleanliness of all janitorial, storage, mechanical/electrical rooms.

Waste handling:

• Bagging and relocation of waste to specified storage areas.

• Removal of waste for City, County or Contactor pick up.

Preparation of vacant units for incoming tenants:

• Minor maintenance repairs, including general repair work, minor electrical or plumbing repairs, preparation of walls for painting.

• Cleaning of appliances.

• Stripping, washing and waxing of tile floors, washing of other floors types (where applicable).

• Cleaning of windows, and all surfaces within bathrooms and kitchens.

• Reinstallation of minor finishes, such as switch plate covers, etc.

General building maintenance:

• Preventative maintenance programme – fire log book, monthly check sheets, etc.

• Completion of lock changes and assisting with tenant lockouts.

• Completion of work from "Tenant Request for Repair Forms."

• Common space building general repairs.

• Seasonal shoveling and application of salt at entrances as required.

Reporting of information/general requirements:

• Reporting repairs to Housing Maintenance staff when contractor is required.

• Reporting tenant issues to Property Services.

• Instruction/direction to summer students as required (students work a weekly rotational schedule for all buildings).

• Relay requirements for supplies and materials, to the Maintenance Coordinator, ensuring adequate availability at all buildings.

• Provide updated information for Building Inventory to Maintenance Coordinator.

• Reporting general maintenance/safety concerns to the Maintenance Supervisor.

• Pick up/delivery of mail for building, notices, etc.

• Showing vacant units to prospective tenants.

• Assisting tenants in case of fire alarms or emergencies.

• Other duties as assigned.

Provide backup coverage:

• Provide backup coverage at other building locations within the County of Wellington or City of Guelph properties as required.

MINIMUM QUALIFICATIONS


• High school graduation, plus an additional programme of up to six months in general building maintenance or related field.

• Over six months related experience in building maintenance, including janitorial, electrical, plumbing, general repair work and safety practices.

• Knowledge of janitorial practices, building maintenance and safety procedures.

• Ability to apply established methods or procedures, such as dealing with tenant matters, contacting emergency services, recognizing unsafe conditions, attending to fire alarms and responding to maintenance concerns.

• Excellent customer service skills and the ability to work with a diverse client group in a professional manner.

• Strong organizational skills with the ability to maintain accurate records.

• Well-developed written and verbal communication skills.

• Ability to maintain confidentiality.

• Working knowledge of Microsoft Office, Windows and IOS (iPhone) operating systems.

• A valid driver's licence (minimum G2 Class) and access to a reliable vehicle.

• Police Vulnerable Sector Check is required.

Pay Range: $55, $65, Union Compensation Grid)

Pension: As a non-full-time (NFT) employee of an OMERS employer, you are eligible to elect to join the OMERS Pension Plan at any time. Enrollment in OMERS is voluntary.

Medical Responsibility Time: Prorated and accrues at 1 day/month.

Vacation: Accrues to start at three weeks/annum; increases based on length of service.

Union Dues: Payable to CUPE Local 973 at a rate of 1.964% of gross earnings.

Parking: Provided; taxable benefit provisions apply.

Mileage: If applicable, as per CRA allowances.
