Reporting to the Vice President, Property Management, this individual will fill the position of Director Project Management, Technical Services that will support a large residential portfolio in central Toronto. The Director Project Management, Technical Services will be responsible for the overall planning, budgeting, direction and execution of multiple, large scale, multi-faceted capital projects.
The successful candidate will be a team player, a self-starter with a great service-oriented attitude and will be able to assume responsibility for projects from the planning stage through to post construction.
RESPONSIBILITIESTechnical Services- Manage and direct the Technical Services team in the delivery of technical, energy management and environmental services to the residential portfolio.
- Project management of multiple, large scale, multi-faceted capital projects (usually between 25k to 2M).
- Work with consulting/engineering firms to provide value-engineered solutions that will ensure the best possible options are chosen and implemented.
- Plan and implement risk management strategies prior to the execution of major projects.
- Manage complex project issues and risks, facilitate effective conflict resolution and communicate with internal and external stakeholders.
- Ensure the project deliverables are issued in accordance with the specified design and quality standards.
- Assisting in reviewing and managing various construction and capital projects including working with various internal groups to develop ideas for long term improvements and best practices.
- Oversee Corporate Governance and Environmental Issues on multi-residential assets including: procedures for detecting and managing hazardous materials and conditions (i.e. mould and asbestos); benchmarking and “greening” the portfolio in line with client and corporate objectives.
- Responsible for 5-year budgets, quarterly re-forecasting and cost benefit analysis, develop annual utility budgets; assist in the preparation of both operating and capital budgets.
- Develop, design and implement energy savings projects for the residential portfolio.
- Supervise the preparation of energy usage reports.
- Establish procedures and practices to provide the best expense control services to projects and to ensure the application of the methods are adhered to.
- Make recommendations to the operations team on technical/mechanical issues as well as provide ongoing review of property equipment and make recommendations on maintenance operations and expenditures.
- Meet with consultants and suppliers on an ongoing basis to identify new services and products that may be of value to GWLRA.
- Attend trade seminars and association meetings to ensure GWLRA is current on new industry developments.
- Oversee the smooth implementation of the annual preventative maintenance program.
- Ensure all necessary and budgeted operational and capital projects are completed in a timely manner.
- Monitor and control the Contractor’s performance during the project execution to ensure contract obligations are met.
- Manage contractor base to ensure proper competition and contractor performance.
- Develop and maintain an effective working relationship with the contract holders as well as internal stakeholders.
- Prepare cost analysis on an ongoing basis and recommend changes as needed to gain the greatest value on all capital and operational purchases and contracts.
- Ensure proper documentation and records management protocols are being met.
- Work with the team and outside stakeholders to identify, document and advance required process and technology improvements.
- Lead a team of 6 direct reports.
- Responsible for personnel management including motivation and development of staff, planning, organizing, directing and the administration within the department/office.
- Minimum of 10 years of relevant industry experience.
- University or College Degree / Diploma, ideally in either Project Management, Engineering, Architecture, Building Science or in a related discipline.
- Knowledge in financial analysis and technical skills include MS Office suite (including, Excel, Word, Outlook, and MS Project) and knowledge of Yardi Job Cost and project management systems would be an asset.
- Proven knowledge of building systems is an asset.
- Previous experience in managing construction and capital projects is an asset.
- Self-motivated and ability to work proactively and in team environment.
- Strong leadership, interpersonal and communication skills both written and verbal, that enable you to successfully manage multiple priorities and projects.
- Ability to look for ways to reduce environmental footprint.
- 3 weeks of vacation per year.
