Our client within real estate development requires an Analyst to join their team. The Analyst will contribute to the company's growing land development and low-rise rental business and be an integral part of the company's growing real estate team. The role will enjoy responsibility for assisting with all aspects of the real estate investment and management process for new and existing assets.

Responsibilities:

  • Develop a quantitative problem-solving approach and use it to analyze key issues in project underwriting and management.
  • Develop and maintain project proformas. Assist with creating detailed cash flow projections, scenario and sensitivity analysis.
  • Liaise with internal/external stakeholders from various disciplines - Planning, Engineering, Sales and Marketing, Construction, Legal, Accounting, Property Management - to understand and integrate revenue and cost assumptions into financial models
  • Review and understand landowner's group cost sharing agreement
  • Regularly update proformas to ensure revised assumptions are accurately reflected in proforma updates. Prepare variance reports detailing changes between versions.
  • Monitor financial performance and project timelines of existing developments. Collaborate with the development and finance teams to prepare investor reports.
  • Monitor the low-rise market to understand residual land values based on an understanding of product types, prices, and sales volumes. Source relevant 3rd-party and off market intelligence.
  • Oversee preparation of project bank draws. Liaise with project monitor to address questions.
  • Become familiar with project financing arrangements, assist in the preparation of financing packages for ongoing submissions to lenders and help to facilitate financing for new construction, refinancing of existing developments and refinancing of operating assets
  • Monitor and evaluate the performance of existing operating real estate assets under management – review and summarize monthly financial reporting from various property managers, and help to develop reporting for both internal and external stakeholders
  • Devise value-maximization strategies for existing operating assets and assist in the creation of recommendations to senior management
  • Research, analyze and assist in the drafting of reports on real estate investment-related economic statistics, market data and key metrics
  • Assist with the preparation of presentations to senior management, external stakeholders
  • Assist in various other duties and tasks as assigned

Role requirements:

  • Bachelor's or master's degree in business/commerce, real estate, or a related discipline
  • A professional designation such as Chartered Professional Accountant (CPA) or Chartered Financial Analyst (CFA), or working towards one would be considered an asset
  • 2+ years of professional work experience within the Real Estate Industry, with a focus on investment, development, or asset management
  • Working knowledge and understanding of commercial real estate, particularly land development, the low-rise home business, and its underwriting, development and valuation
  • Excellent organization and time management skills and the ability to deal with changing priorities and tight timelines in a dynamic environment
  • Strong work ethic and sense of urgency in meeting deadlines
  • Detail oriented and responsible individual with a sense of accountability and taking ownership
  • Self-motivated, proactive and ability to work independently after being given direction
  • Problem-solver with a positive'can-do' attitude
  • Professional demeanor, with strong oral and written communication skills and the ability to effectively communicate across all levels within, as well as outside the organization
  • Knowledge of finance principles as applied to real estate development, project financing and asset management
  • Proven financial and analytical skills as applied to sophisticated valuation models, scenario analysis and sensitivity analysis
  • High level of proficiency in Excel, Word,PowerPoint, Outlook, and Teams
