Purpose:
The Senior Resident Manager is responsible for overseeing the day-to-day housekeeping and maintenance of all building operating systems as well as maintaining the physical condition of the property to SKPM standards. Main Responsibilities and Activities:

Management of Staff:
  • Organize and supervise operational staff working in and around the residential property.
  • Ensure that all maintenance requests are assigned, actioned, and closed.
  • Provide training and support to operational staff when troubleshooting maintenance and repairs.
  • Ensure the property meets the standards of excellence regarding cleanliness.
Maintenance & Repairs:
  • Provide scheduled day-to-day service maintenance of electrical, mechanical, and life safety for the residential operating systems.
  • Provide emergency maintenance and repairs for electrical, mechanical, and life safety for the residential operating systems.
  • Complete the preventative maintenance checklist on a monthly basis for all properties and complete all work that can be done. Submit a copy of the report to the site, review all work completed, and confirm any additional work that is required for follow-up.
  • Monitor and operate the Building Automation System (BAS).
  • Check garbage chutes and compactor for functionality and perform repairs as required.
  • Provide relevant maintenance information to the maintenance staff and Property Managers at the residential sites, including training and periodic review of monthly testing on all fire prevention equipment.
  • Be familiar with all aspects of building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc., and ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes and regulations.
  • Perform and complete all assigned duties and responsibilities with minimum supervision as per agreed schedules.
  • Supervise trades and suppliers and coordinate all facilities service and repairs pertaining to building and related equipment.
  • Respond to all facility emergencies in a timely manner.
  • Investigate all requests for repairs in a timely manner after receiving a written request.
  • Supervise cleaning, snow removal, and landscaping operations. Assist if needed.
  • Prioritize and conduct minor repairs (plumbing, lighting, etc.).
  • Other duties as required.
Cleaning (as assigned):
  • Thoroughly clean lobbies, laundry room and washroom, elevator cab, garbage chute and garbage rooms, including mopping and vacuuming of all floors, runners, and furniture using designated chemicals, supplies, and equipment.
  • Cleaning, and wiping of all windows, doors, trims, baseboards, walls, floors in the common areas, including the tops of washers and dryers.
  • Dust all lobby area light shades, table tops, picture frames, and elevator fans.
  • Clean and polish all stainless steel.
  • Ensure that all suites are thoroughly cleaned when they are vacated. Keep vacated suites well-maintained on a weekly basis.
Safety:
  • Attend periodically scheduled training sessions for personal development.
  • Ensure compliance with any and all applicable government regulations.
  • Comply with company policies and procedures at all times.
  • Ensure all health, safety, and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss.
  • Ensure that all life safety systems are inspected as scheduled and that they are in working order.
  • Inspect boiler and electrical rooms on a daily basis.
  • Inspect all sidewalks and driveways during winter season and correct any hazardous conditions.
Tenant Relationships:
  • Maintain strong relationships with tenants to reflect superior customer service.
  • Ensure prompt service to tenants and prospective tenants.
  • Reasonably enforce the landlord’s rules and regulations.
Information & Relationship Management:
  • Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation with the Property Management team, that resident issues are dealt with.

Scope:
Work in close cooperation with tenants, vendors, contractors, and Manager, Capital Projects. Provide day-to-day maintenance & building cleaning support to help cover vacations and other staffing shortages from time to time as directed by the Property Manager.

Qualifications:

Education:
  • Minimum High school degree (Grade 12/13).
Experience:
  • Preference: 3 to 5 years of technical and practical experience.
  • Preference: Previous experience as Assistant Resident Manager, Resident Manager, Maintenance Manager, or Superintendent.
Skills and Abilities:
