About the role


As a Land Development Manager, you will start by participating in the acquisition of real estate properties, followed by managing them through the development process (rezoning/subdivision/permitting), and finally constructing all civil servicing infrastructure.

You will support the team by managing relationships with consultants and municipal authorities. You will prepare all development permit packages for all projects while researching changes in bylaws and municipal policies. A key responsibility with be creating and monitoring project schedules and budgets.

You will also ensure accuracy with all development administration including document management, control, and coordination.

This position plays a key role in ensuring that projects are delivered on schedule, on budget, and maintains the vision set at the outset for the project.

What you'll be doing

  • Providing leadership to the Development Team in all aspects of project management
  • Conducting project feasibility, due diligence, and land use studies on all new projects
  • Preparing project schedules and budgets
  • Coordinating all legal and strata matters on new and existing projects
  • Managing project insurance with input from construction and property management departments
  • Tracking all letters of credit, refundable deposits and fees paid for municipal permits
  • Undertaking market, product, and service research and data collection, as needed
  • Attending consultants' meetings and reporting discoveries to related team members
  • Tracking and monitoring all required approvals to ensure timely processing and completion
  • Preparing a variety of internal and external reports and presentations
  • Providing leadership in all public engagement and community meetings
  • Leading the Development Team with the creation and maintenance of internal systems and processes

What we're looking for

  • Undergraduate degree in Business Administration or Land Economics is an asset
  • Project Management certification is an asset or having thorough knowledge of the nuances of Project Management/Real Estate is required
  • 1+ years of relevant experience as Development Coordinator/Development Manager/Project Manager in Construction or similar role is required
  • Working knowledge of real estate market, current market data and trends, projects, and land regulation policies
  • Microsoft Office proficiency
  • Must be able to work with constantly changing priorities and to manage multiple projects simultaneously.
  • Must have exceptional customer service and communication skills, both verbal and written
  • Must have demonstrated problem solving abilities
  • Selfmotivated, energetic, and enthusiastic in all aspects of real estate
  • Thrives on paying attention to detail in a fast paced, dynamic work environment
  • Team oriented, selfmotivated, and collaborative with proven results
