ull-time live-in/live out Building Operations Manager for a large multi-unit residential property located in
downtown Vancouver.

The Building Operations Manager is responsible for the day-to-day operations of the property to ensure an excellent living experience for its residents.


  • Hours of work: 8:30 a.m. to 5:00 p.m. Monday to Friday + availability for emergency call out for fire/flood and other time sensitive issues.
  • A background check is mandatory.
  • A vehicle is sometimes required to pick up supplies; you could use a shared car service if you don't have your own vehicle.

General Overview of Duties [more details will be supplied during an interview]

  • Read and respond to overnight, weekend and daily reports from Concierge Staff and carry out actions as needed.
  • Read and respond to correspondence from others [Residents, Strata Manager and Council]. Take action as needed.
  • Test pool/hot tub daily to maintain proper chemical balance [Monday to Friday]. If you don't have this accreditation, the strata will arrange for the course.
  • Tour property regularly
- checking for deficiencies, safety issues and curb appeal

  • Perform maintenance duties as needed. [i.e., change burnt out lights, pressure wash exterior common areas, snow removal, etc.]
  • Work on projects/directives as assigned by Strata Manager, Council members or on your own initiative [i.e., develop scope of work for quotations, schedule contractors, etc.]
  • Quickly address significant issues from Residents [Owners/tenants], Commercial Tenants and VIFF.
  • Ensure scheduling and access for contractors/trades
  • Obtain at least two competitive quotes for all major work required, evaluate quote and make recommendations to council
  • Monitor contractor's performance
  • Respond and prepare for emergencies
  • Track work performed daily and prepare a weekly overview
  • Maintain maintenance manuals: vault cleaning, sump pumps, annual fire inspection, dryer vent cleaning, window cleaning, etc.
  • Oversee and direct janitorial staff and concierge staff.
  • Update website with timely information
  • Write clear notices for residents

Requirements:

  • Great communication skills
  • Ensures regular communication and reporting, liaising with very involved strata council
  • Excellent customer service and a professional, polished demeanor
  • Team player comfortable working with the concierge and cleaning staff, property manager and trades
  • While infrequent, the Operations Manager will occasionally be required to work outside normal office hours, including evenings, holidays, and weekends should an emergency situation arise.

The physical demands described here must be met to successfully perform the essential functions of this job.

  • Constant walking and monitoring of building equipment and physical structure
  • Lifting, pulling and managing equipment and tools

General Skills and Attributes

  • Excellent oral and written communications

  • Aptitude for using other software for time tracking, project management and website updates
  • Able to write detailed and coherent reports and notices

  • Ability to allocate time effectively, work under pressure and manage tight deadlines

  • Analytical and detail oriented. Keen focus on producing accurate and high caliber work.
  • Must possess and maintain a valid driver's license and have access to a vehicle.

  • Ensure that all activities are completed safely and efficiently

Mechanical Skills

  • Basic knowledge of mechanical and electrical equipment
  • Basic to intermediate knowledge of plumbing systems both supply and sanitary.
  • Basic knowledge of boiler systems is an asset

Experience & Education

  • A minimum of 3 years' experience in building operations and management.
  • High school graduate; postsecondary education is an asset
