Commercial Maintenance Technician

Role Summary


The Maintenance Technician is responsible for completing maintenance work orders in a high quality, efficient and safe manner, while offering exceptional customer service.

A proactive approach together with a team oriented can-do attitude is required to ensure a high level of customer and employee satisfaction.


Responsibilities:

  • Respond to work orders in a timely manner
  • Review and submit work orders on Yardi work order system
  • Basic carpentry drywall patches, paint, replace ceiling tiles/grid
  • Basic electrical replace light bulbs, fixtures, ballasts and LED drivers
  • Basic plumbing installing water heaters, toilets, faucets, clearing drains
  • HVAC troubleshoot heat pumps, replace fan motors, transformers, contactors and belts.
  • Monitor loop and building temperatures on BAS system
  • Prioritize scheduled and unscheduled work
  • Provide professional customer service and communicate with tenants and management about status of work orders.
  • Perform preventative maintenance on pumps, motors, bearings, belts
  • Assist contractors when necessary
  • Provide high quality customer service to tenants and ensure a team approach is taken in working together with summit staff
  • Provide feedback on any issues noticed within suites that requires attention/intervention
  • Employ a high standard of care and safety with equipment, tools, etc.
  • Other duties as assigned.

Qualifications:

  • Strong Mechanical aptitude and ability to multitask
  • Selfmotivated with strong problemsolving skills and the ability to work under mínimal supervision
  • General knowledge of plumbing, electrical and HVAC systems used in commercial buildings
  • General knowledge of hand tools and power tools
  • Prior experience working in commercial maintenance an asset.
  • Experience working at heights (ladders, scissor lifts, rooftops)
  • Experience with building automation, fire/security systems, electrical controls or water source heat pumps considered a strong asset.
  • Communicate effectively with coworkers and provide professional customer service to tenants, contractors and the public.
  • Effective time management
  • Ability to lift 50lbs
  • Exhibit initiative, responsibility, flexibility and pride in work.
  • Reliable transportation to/from work; ability to be on call 24/7 once a month and work overtime when necessary
