VNHS's mandate is to provide safe, secure and affordable housing.

Although our original and ongoing mandate is to focus on the housing needs of the urban Aboriginal community we have expanded our operations to include housing solutions for seniors, youth, women at risk, persons living with mental illness, homeless and at risk populations.


We are looking for someone for the position of Building Manager, reporting to the Property Manager, the Building Manager is responsible for monitoring the general wellbeing of tenants, dealing with daily property management and administration issues, and ensuring the building is a respectful and supportive place in which to reside, visit and work.


Major Responsibilities will include:

Administration duties:

  • The oversight, organization, and management of the onsite office
  • Collecting tenant rents, issuing receipts as requested, delivering all rent collected to the VNHS Head Office along with relevant rent roll data
  • Following up on all tenant rent arrears
  • Providing notices and any other related documents to tenants
  • Assists Property Manager with scheduling viewings of vacant units to potential applicants
  • Providing the Property Manager with a monthly building report and safety inspection report
  • Attending staff meetings as required by the Property Manager
  • Preparing monthly building manager's report
  • Updating Housing Connections and Yardi with new tenant information
- communicating with tenants and stakeholders regarding all income review processes and tracks these to completion

  • Calculating tenant rent contributions based on income information received from tenants and submits completed rent subsidy forms to Property Manager for approval and sign off
  • Preparing notices to end tenancy (NET) for authorization by Property Managers as and when required and assisting in dispute resolution process

Maintenance duties:

  • Maintaining unit maintenance files in the building and ensuring they are kept in a secure, locked cabinet
  • Identifying maintenance issues and coordinating corresponding work orders
  • Performing building inspections on a regular basis to identity maintenance issues and addressing them as appropriate
  • Keeping an up to date inventory of supplies for maintenance and cleaning and requesting replacement items as needed
  • Initiating work orders via Yardi
  • Arranging for any work to be conducted by a contractor, under the direction of the Property Manager
  • Scheduling and overseeing pest control management as required
  • Working in coordination with the Property Manager to plan for future maintenance projects and capital repairs
  • Assisting the Property Manager to inspect mechanical systems in the building
  • Monitoring the delivery of preventative maintenance services to ensure that the service contracts are fulfilled according to the agreements and VNHS standards
  • Changing mailbox locks as required
  • Conducting movein and moveout inspections according to the RTA and VNHS policy and procedure
  • Conducting annual unit inspections in coordination with the Property Manager
  • Ensuring garbage collection is conducted in a timely and orderly fashion

Health and Safety Compliance:

  • Maintain a safe environment for the building occupants and visitors
  • Ensuring building is compliant with safety regulations and that evacuations plans are up to date and posted in visible locations
  • Supporting building safety and addressing safety issues as they arise
  • Preparing and carrying out emergency protocols and procedures
  • Submitting Safety Inspection Reports on a monthly basis to the Property Manager
  • Identifying and attending to hazards, accidents and unusual occurrences and reporting to the Property Manager
  • Ensuring camera footage is monitored and collected for any incidents in the building
  • Other related duties as directed by the Property Manager

QUALIFICATIONS:

Education, Training & Experience

  • Basic First Aid Training Certificate
  • Eligibility to be bonded
  • Experience working in the Indigenous community

Knowledge, Skills & Abilities

  • Demonstrated knowledge and familiarity with community resources including the mental health system and related agencies, welfare system, and addiction support services
  • Familiarity with the issues facing Aboriginal and marginalized people
  • Knowledge of Aboriginal peoples and culture
  • Demonstrated ability to work independently as well as in a team setting
  • Strong verbal and written communication skills
  • Demonstrated ability to foster a fair, nonjudgmental and respectful working and living environment
  • Sound knowledge of office administration procedures
  • Sound knowledge Microsoft Office Suite
  • Familiarity with the Residential Tenancy Act
  • Familiarity with VNHS mission, mandate, and current issues
  • Ability to work occasional flexible hours
