For further information, please refer to Madison Homes’ website at MadisonGroup.caThe Role:The Building Operations Supervisor is responsible in ensuring all commercial properties are attended to by the individual operators, supporting and guiding their onsite performance. The Building Operations Supervisor is also directly responsible for coordinating the support of vendors where needed. A key part of this role is providing guidance, training, and coaching, utilizing best practices from within the industry, while remaining in the field, overseeing the day-to-day operations. Primary Responsibilities:Organize Daily, Weekly, and Monthly Action Items of all Properties within the PortfolioSupervise contractors and staff at all locations, ensuring completion of day-to-day operationsResponsible for work order volume review and ensuring execution including timely response / resolutionTechnical troubleshooting as necessary (including but not limited to – BAS / Lighting / HVAC / Building Access)Communicate with Tenants, and support staff in resolving tenant concerns in a timely mannerReview all “Angus” building maintenance items with Operations Team on a regular basisCoaching staff on operational best practicesParticipate in Operations reviews regularly – Provide insight to what is occurring within the fieldMonthly Review of Meter Readings / Energy Efficiency Reporting identifying areas of concern and opportunities.Perform regular inspection/maintenance duties on building equipment (including pumps, fans, boilers, chillers, and motors, generators, batteries etc.) as part of a comprehensive preventative maintenance program.Confirm scheduled inspections by all operators are tracked, completed in a timely manner and are reportedCoordinate with vendors the implementation of property maintenance items as needed (ie; Plumbers / Electricians / Security / HVAC)Quarterly Review of Fire & Life Safety Systems to ensure equipment is fully functionalMonthly testing and maintenance of Fire Life Safety systems within scope of the Fire Code – across all propertiesAssist general contractor with annual Fire and Life Systems verifications and testing – when requiredOn call - responding to afterhours building issues / emergencies, as requiredPerform other duties as assignedAssist at other locations within the company as requested by the General Manager of Property Services (i.e.; covering for another operator / emergency coverage as required)Qualifications:Must have a valid driver’s Ontario license.Has the ability to perform basic repairs - walls, ceilings, floors, stairs, doors, and light demolitionHas the ability to perform minor plumbing, and mechanical systems repairHas knowledge of building codes and safety standards as set forth by the provincial and federal governments.Must have strong problem-solving skills.Must have good communication and interpersonal skills.Must have excellent customer service skills.Must be detail oriented and have good scheduling skills.Must be proficient with using tools associated with the job.Willing to think outside the box, and provide support when neededHours of Operation:To be determined based on Operational Duties & Traffic at the building.
