Notre client, une PME privée d’entrepreneur général et gestion de construction basé à Montréal, est à la recherche d’un Estimateur de construction.
Sommaire du poste:
Le candidat devra répondre aux demandes appels d'offres internes et externes ainsi qu'aux estimations de coûts, passer en revue les estimations et les propositions préparées par les experts de l'entreprise, les chefs de projet et les directeurs de la construction.
Le candidat devra rédiger un manuel de référence sur les prix à l'unité qui seront utilisés comme référence.
Le rôle du candidat retenu sera axé sur la gestion de projet durant les phases d'appel d'offres. Il sera chargé de la gestion des offres, de la réception à la compilation, en passant par l'approbation et la publication, ainsi que pendant les phases de négociation.
La personne choisie exercera généralement ses fonctions dans un bureau, en collaboration avec les responsables du développement d’affaires, le personnel des opérations, et rendra compte au Directeur des opérations.
Responsabilités :
• Travailler sur plusieurs projets en même temps
• Assurer la gestion budgétaire et la planification de la construction avant la location.
• Optimiser les processus d'estimation et d'appel d'offres.
• Mettre en place et tenir à jour un registre des prix à l'unité en s'appuyant sur les résultats de nos appels d'offres internes et sur l'apport de nos ressources en sous-traitance.
• Gérer et développer de nouvelles ressources de sous-traitance.
• Faire des appels d'offres auprès des sous-traitants, des fournisseurs et des groupements professionnels locaux.
• Créer et tenir à jour une base de données des prix à l'unité sur la base de nos estimations en cours et des retours des sous-traitants.
• Établir des contacts avec les clients pour identifier leurs besoins et représenter l'entreprise de manière positive au cours de ces contacts.
• Passer tous les documents du projet en revue pour garantir le respect du budget, des normes de l'entreprise/du client et de la constructibilité.
• Ingénierie de la valeur : Rechercher d'autres méthodes de construction et d'autres matériaux pour réduire les coûts et l'impact sur le calendrier sans compromettre la portée et la performance de l'installation.
• Élaborer une stratégie spécifique au projet visant à maximiser la valeur pour le client au moyen d'instructions détaillées à l'intention des candidats et de formulaires d'appel d'offres.
• Effectuer des décomptes précis et exhaustifs.
• Prévoir, diriger et coordonner les réunions préalables à l'appel d'offres et les réunions d'appel d'offres.
• Sélectionner les sous-traitants et les fournisseurs potentiels.
• Réaliser des estimations de projets et analyser les offres des sous-traitants.
• Créer un calendrier de travail initial pour les projets.
• Collaborer avec les chefs de projet lors du passage de la tarification aux contrats.
• Diriger le service d'estimation.
• Conduire les réunions d'examen de l'offre et de l'étendue des travaux.
Exigences:
Le candidat retenu devra démontrer les qualités et les points forts suivants : Expérience/Formation:
• 5+ ans d'expérience en matière d'estimation dans le secteur de la construction pour des projets commerciale.
• Un diplôme ou une licence en ingénierie, en métré ou en gestion de la construction est préférable.
• Une expérience dans l'estimation, la planification, le contrôle des coûts et la gestion des contrats de construction pour des projets d'une valeur comprise entre 1,0 millions et 10,0 millions canadiens est souhaitée.
• Une expérience dans l'utilisation de divers systèmes de de contrats, comme les contrats d’entrepreneurs générale, la conception-réalisation et la gestion de la construction, est souhaitée.
• Un vaste réseau de sous-traitants dans la région du Grand Montréal ; et
• Une expérience dans le domaine des soins de santé spécialisés et des centres de données est considérée comme un atout.
Compétences :
• Une bonne connaissance des accords contractuels et de l'évaluation des risques.
• Des fortes aptitudes relationnelles et une capacité à travailler sous pression dans un environnement collaboratif.
• Une bonne connaissance des marchés de la construction d'intérieurs B2B.
• Une connaissance des logiciels standard de gestion de projet et d'estimation (Word, Excel, MS Project, etc.).
• D'excellentes aptitudes à la communication écrite et orale.
• Une forte motivation.
• Se montrer disponible pour des horaires de travail prolongés, le cas échéant.
• Une volonté d'apprendre et d'accepter des directives.
• Une connaissance des règlements applicables de la CCǪ et de la CNESST.

Our client, a private SME general contractor and construction management company based in Montreal, is seeking a Construction Estimator.
Position summary:
The candidate will respond to internal and external bid requests and cost estimates, review estimates and proposals prepared by the company's experts, project managers, and construction directors.
The candidate will also be responsible for drafting a reference manual of unit prices to be used as a guide.
The selected candidate’s role will focus on project management during the bidding phases. They will be responsible for bid management, from receipt to compilation, approval, and publication, as well as during negotiation phases.
The chosen individual will typically work in an office setting, collaborating with business development managers, operations staff, and reporting to the Operations Director.
Responsibilities:
• Work on multiple projects simultaneously.
• Manage budget and construction planning prior to leasing.
• Optimize the estimation and bidding processes.
• Set up and maintain a unit price register based on internal bid results and input from subcontracting resources.
• Manage and develop new subcontracting resources.
• Conduct bids with subcontractors, suppliers, and local professional groups.
• Create and maintain a unit price database based on ongoing estimates and feedback from subcontractors.
• Establish contacts with clients to identify their needs and represent the company positively during interactions.
• Review all project documents to ensure compliance with the budget, company/client standards, and constructability.
• Value engineering: Identify alternative construction methods and materials to reduce costs and scheduling impact without compromising the scope and performance of the facility.
• Develop a project-specific strategy to maximize client value through detailed bidder instructions and bid forms.
• Perform accurate and comprehensive takeoffs.
• Lead pre-bid and bid meetings.
• Select potential subcontractors and suppliers.
• Estimate projects and analyze subcontractor bids.
• Create an initial project work schedule.
• Collaborate with project managers during the transition from pricing to contracts.
• Lead the estimation department.
• Conduct bid and scope review meetings.
Qualifications:
The successful candidate must demonstrate the following qualities and strengths:
Experience/Education:
• 5+ years of estimation experience in the commercial construction sector.
• A degree or diploma in engineering, quantity surveying, or construction management is preferred.
• Experience in estimation, planning, cost control, and contract management for construction projects ranging from CAD 1.0 million to CAD 10.0 million is desired.
• Experience with various contract systems such as general contracting, design-build, and • construction management is desirable.
• A broad network of subcontractors in the Greater Montreal area.
• Experience in specialized healthcare and data center projects is considered an asset.
Skills:
• Strong knowledge of contractual agreements and risk assessment.
• Excellent interpersonal skills and the ability to work under pressure in a collaborative environment.
• Good knowledge of B2B interior construction markets.
• Familiarity with standard project management and estimation software (Word, Excel, MS Project, etc.).
• Excellent written and verbal communication skills.
• High level of motivation.
• Availability for extended work hours, if required.
• Willingness to learn and accept direction.
• Knowledge of applicable CCQ and CNESST regulations.
