1. Role Summary

The Junior Legal Counsel will be responsible for managing a wide range of real estate acquisitions, dispositions, leasing, and contractual transactions, while providing legal expertise on related matters. We’re seeking a professional who is passionate, detail-oriented, and thrives in a fast-paced environment. The ideal candidate will be highly organized, analytical, and possess strong communication skills. They will be capable of offering innovative legal solutions while efficiently managing a substantial workload.

Employment Type: Full-time; 40 hours per week

2. Responsibilities and Duties

  • Manage all aspects of real estate transactions, including purchases, dispositions, and refinances, such as the preparation and review of agreements, closing documents, and related correspondence.
  • Oversee the negotiation and review of lease documentation, including but not limited to Letters of Intent (LOIs), Offers to Lease, Leases, Renewals and Extensions, Amendments, Expansions, Relocations, Assignments, and other related agreements.
  • Negotiate and review operating contracts and manage contract renewals to ensure alignment with company objectives.
  • Liaise with clients, legal professionals, brokers, and third-party vendors.
  • Attend to closings, conduct title searches, and register transactions.
  • Prepare and review legal documents, including reporting letters and other transactional materials.
  • Conduct legal research to support strategies and ensure compliance with applicable laws and regulations.
  • Enhance the legal cohesion of the company’s operations by developing and implementing standardized legal processes and documentation across all business activities.
  • Provide legal advice on zoning, planning, and development matters.
  • Be open to learning or demonstrate experience in real estate law, zoning, and related matters across different provinces and municipalities.

3. Requirements and Qualifications

  • Juris Doctor (J.D.) degree or Bachelor of Laws (LL.B) from an accredited law school.
  • Licensed and in good standing with the Barreau du Québec.
  • Strong proficiency in Microsoft Office (Word, Excel, PowerPoint).
  • Bilingual (French and English).
  • Excellent organizational, communication, interpersonal, and time management skills.
  • Ability to work independently, manage a large workload, and meet deadlines.

4. Assets

  • Working knowledge of Quebec-specific real estate transaction systems.
  • 1-2 years of experience working in a commercial real estate company or a law firm handling real estate transactions and management.

2. Responsabilités et devoirs

  • Gérer tous les aspects des transactions immobilières, y compris les achats, les cessions et les refinancements, tels que la préparation et l'examen des accords, des documents de clôture et de la correspondance connexe.
  • Superviser la négociation et l'examen de la documentation de location, y compris mais sans s'y limiter, les lettres d'intention (LOIs), les offres de location, les baux, les renouvellements et extensions, les amendements, les expansions, les relocalisations, les cessions et autres accords connexes.
  • Négocier et examiner les contrats d'exploitation et gérer les renouvellements de contrats pour s'assurer qu'ils sont alignés sur les objectifs de l'entreprise.
  • Collaborer avec les clients, les professionnels du droit, les courtiers et les fournisseurs tiers.
  • Participer aux clôtures, effectuer des recherches de titres et enregistrer les transactions.
  • Préparer et examiner les documents juridiques, y compris les lettres de rapport et autres documents transactionnels.
  • Effectuer des recherches juridiques pour soutenir les stratégies et garantir la conformité aux lois et réglementations applicables.
  • Améliorer la cohésion juridique des opérations de l'entreprise en développant et en mettant en œuvre des processus et des documents juridiques standardisés dans toutes les activités commerciales.
  • Fournir des conseils juridiques sur les questions de zonage, de planification et de développement.
  • Être ouvert(e) à l'apprentissage ou démontrer une expérience en droit immobilier, en zonage et en matières connexes dans différentes provinces et municipalités.

3. Exigences et qualifications

  • Diplôme de Juris Doctor (J.D.) ou Baccalauréat en droit (LL.B) d'une école de droit accréditée.
  • Membre en règle du Barreau du Québec.
  • Maîtrise de Microsoft Office (Word, Excel, PowerPoint).
  • Bilingue (français et anglais).
  • Excellentes compétences organisationnelles, en communication, interpersonnelles et en gestion du temps.
  • Capacité à travailler de manière autonome, à gérer une charge de travail importante et à respecter les délais.

4. Atouts

  • Connaissance pratique des systèmes de transaction immobilière spécifiques au Québec.
  • 1 à 2 ans d'expérience dans une entreprise immobilière commerciale ou un cabinet d'avocats traitant des transactions et de la gestion immobilières.
