: Operations SupervisorWe are looking for a highly motivated Operations Supervisor to join our Eau Claire District team.
Scope :
The Operations Supervisor is critical to the day-to-day functions of our building services and is required to oversee building service providers. The Operations Supervisor has a high level of knowledge of building systems and operations as well as possess relevant experience when it comes to contract administration, performance management, and financials.
Responsibilities :
Build and maintain positive relationships with internal and external customers.
Responsible for day-to-day first impressions with a focus on customer service excellence and operational efficiency.
Responsible for multiple service contracts and vendor management. The key focus for this role is to ensure that the contractors’ performance is consistent with Oxford standards.
Oversight of various service providers to maintain and outperform set KPI’s.
Conduct regular building inspections to identify areas requiring attention; document investigative findings and seek practical cost-effective solutions for rectification or management.
Support the Management team to execute capital, tenant construction, and vacant space preparation projects.
In partnership with other members of the Operations team, liaise with tenants and various service providers regarding cleaning, waste removal, snow removal, grounds keeping and other building related matters, in accordance with the established service level agreements.
Determine scope of work, solicit cost estimates, and refer problems requiring specialized work to outside contractors as required.
Responsible for the implementation and supervision of preventative maintenance programs and systems, using Canadian Standards Association guidelines, and best practice applications for providing hands on support and assistance to the team.
Assist the Operations Manager in gathering quotes and proposals for various building services and provide a high-level summary and comparison of these documents.
Direct oversight of 310-MAXX and Power BI platforms to identify trends and opportunities for improvement to ensure service level KPI’s are achieved.
Assist the Operations Manager in budget creation and maintenance, budget entries, as well as invoice processing and accruals.
Actively participate and supervise efforts around BOMA Best, LEED, and other building certification programs and ensure accurate data are maintained and submitted.
Provide relief and coverage during the Operations Manager’s absence.
Assist with other duties as required
Qualifications :
A valid 4th Class Power Engineering ticket with a minimum 7 years of operational experience in a high-rise office tower
Post-secondary degree or diploma in building science, mechanical or electrical engineering.
Preference would be given to candidates with project management experience and are currently enrolled or have completed their SMT/SMA RPA/FMA or other BOMI and similar courses
Have proven management and supervisory experience
Possess strong experience with working knowledge of systems including HVAC and life safety systems, Base Building networks, SMART building technologies
Carry a good understanding of tenant building construction design and build outs
Proficient in MS Office; Excel, Outlook, Project, Word, and Excel
Literacy in Building Automation Systems, Preventative Maintenance programs, and budgeting tools
Have excellent time management skills and can easily prioritize tasks while managing other ongoing activities
