Reporting to the CEO, the Chief Operating Officer (COO) is a vital member of the Executive Management Team (EMT), and holds authority to legally bind the corporation. Key responsibilities include: overseeing the entire Resident and Property Services division – the largest division within the corporation; ensuring compliance with regulatory requirements; and, reporting directly to the Board of Directors. The COO is accountable for minimizing arrears, controlling vacancy loss, and managing costs effectively, while also contributing to budget preparation. Further, they manage overall operational functions, address concerns promptly, and ensure compliance with policies and legislation. The COO also maintains relationships with clients and partners, manages equipment assets and contracts for office services, and oversees maintenance of the corporate website, all while upholding corporate compliance responsibilities, including adherence to the Code of Conduct and ensuring staff are adequately trained and evaluated annually.

The ideal candidate will possess a University degree in Finance, Commerce, or Business Administration, or a combination of education and senior experience in the non-profit housing management field. They should exhibit exceptional negotiating, consultative, communication, and interpersonal skills, particularly in handling complex and sensitive matters. Strong analytical abilities are necessary for effective planning and implementation of operating programs, coupled with sound judgment and business acumen for managing public relations issues. An understanding of the rental housing market, particularly in the non-profit sector, and familiarity with relevant legislation such as the Housing Services Act and the Residential Tenancies Act is required. Additionally, the candidate should demonstrate collaborative leadership, proficiency in conflict mediation, dispute resolution, an understanding of Yardi Voyager Property Management software along with Microsoft Word, Excel, and Outlook.
