Your New Company Our client is a privately backed real estate developer leading a multi-phase, long-horizon waterfront redevelopment in Atlantic Canada. The vision is big: serviced lots, multi-unit density, mixed‑use community building, and a sales program that attracts best‑in‑class developers and institutional partners. They’re hiring a senior, credible land sales leader to take full ownership of absorption strategy and transaction execution. Director, Operations & Talent | Talent Acquisition | HR Consulting Your New Role As Vice President, Land Sales, you’re accountable for the land sales program — from relationship building to signed deals. You will: Lead the sale of serviced multi‑unit lots across multiple phases and timelines Structure and negotiate land sale agreements, partnerships, JVs , and creative transaction models (forward sales, bulk deals, etc.) Build and activate relationships with developers, REITs, funds, asset managers, and institutional groups across North America Oversee offering materials (investment packages, project briefs, executive‑ready collateral) aligned to servicing schedules and phasing Coordinate with internal stakeholders (development, construction, finance, leadership) to ensure deals align with delivery and strategy Represent the project externally at conferences, investor meetings, and key industry events with executive presence What You’ll Need to Succeed 10+ years in land sales, development partnerships, or capital markets (strong preference) Proven experience negotiating complex transactions and managing contracts from LOI to close Strong financial and commercial acumen, able to speak comfortably with sophisticated buyers/investors A real network in the ecosystem: developers, brokers, REIT decision‑makers, institutional capital Entrepreneurial drive, resilience, and the ability to operate with urgency and autonomy Strong communication and polished executive presence (you’ll be the face of the sales program) What You’ll Get in Return Competitive compensation with performance‑based incentives tied to results A rare chance to lead land sales for a signature, high‑profile master‑planned community with a long runway Direct access to senior leadership and meaningful influence on strategy and partnerships The opportunity to build something that will shape the region for years What You Need to Do Now If you’re a senior land sales leader who can confidently execute complex deals and build the right buyer ecosystem — send me a note.
