Join us, we have an exciting and rewarding opportunity for an Analyst of Debt to support underwriting, origination, and management of Dream’s debt portfolio. In this role, you will be responsible for a range of tasks, covering a portfolio of land and construction financing, conventional term mortgage financing, corporate credit facilities, affordable housing and sustainable finance initiatives, and other public and private capital vehicles within and outside of Canada. You will be managing debt for a portfolio of first-class commercial properties across asset classes, including residential, office, industrial, commercial assets, and large-scale mixed-use developments within our multiple public entities such as TSX-listed Dream Unlimited Corp., Dream Office REIT, and Dream Impact Trust, as well as for various private equity vehicles managed by Dream. Your portfolio could include some of our most high-profile developments such as Zibi in Ottawa/Gatineau, Alpine Park in Calgary, Brightwater in Port Credit, Quayside in Toronto, Odenak in Ottawa, and the Brighton Community in Saskatoon. This role may be based in either Calgary or Toronto and may require occasional travel. Please apply to the job posting with the location of your preference. What will you do? In this role, you will have the opportunity to drive the finance origination, underwriting and reporting processes for new developments, re-developments, and investments/acquisitions within your debt portfolio. The Analyst plays a central role, working cross-functionally with other departments (e.g. Development, Investment, Asset Management, Leasing, Accounting, etc) and industry professionals. You will continually be challenged with complex projects and eventually grow to lead the debt process from start to finish within your portfolio. You will have a direct impact on capital stack strategy and how we approach lenders and source competitive loan structures and terms. You will be a key contributor in maintaining the risk management process and looking at pipeline projects, debt maturities, as well as loan structures to ensure that Dream is protected. Here are some of the responsibilities you will take on: Conducting project, property and portfolio level financial and risk analysis and providing recommendations to senior management. Preparing high-quality financing presentations and confidential information memorandums (CIM’s) and participating in delivering lender presentations. Preparing comparison and analysis of financing proposals received. Reviewing a wide variety of loan-related documentation initiated during the debt financing or renewal process, including commitment letters, credit agreements, financial reports, development plans/approvals, leases, purchase and sale agreements, appraisals, and third party consultant reports. Liaising with lenders, internal teams and other stakeholders to ensure that all supporting documents and pre-funding conditions have been satisfied prior to receiving funds. Instructing and interacting with third party partners during loan close process, including but not limited to; joint venture partners, property managers, external consultants, and legal representatives as well as internal asset managers and investment teams. Maintain debt database records, ensuring all key debt terms and conditions, as well as lender reporting requirements are tracked following loan execution. Collaborate with Accounting, Strategic Finance and Asset Management teams to perform risk monitoring of Dream’s debt portfolio to manage compliance and maturity rollover risks, including review of historical results, forecasts, refinancing underwriting, borrowing base and covenant calculations. Coordinate lender financial and compliance reporting. Consult with cross-functional teams to collect necessary information for formulation of lender consent requests and respond to lender inquiries. Coordinate debt portfolio operations, including interest rate management, loan draws and repayments from dispositions, and project/property/portfolio level financial and risk analyses to provide debt optimization recommendations and action plans to senior management. Preparing monthly debt management report for senior executive to support business decisions. Special projects, ad hoc reports and other activities, as assigned. What type of experience do you have? Bachelor’s degree in finance, real estate, or accounting. 2-4 years of relevant professional experience, with preference for candidate with experience in real estate finance, commercial real estate lending, or similar environments. Familiarity of the real estate landscape, including understanding of acquisition/investment, development, asset management, and financing. Experience preparing or analyzing development budgets and pro-formas considered a plus. Experience in debt modeling or underwriting considered a plus. What skills and strengths do you have? Advanced Excel proficiency, including cash flow modeling, use of pivot tables and database management functions Advanced PowerPoint proficiency for preparing high quality pitch decks Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation. Ability to decipher complex language in loan documents and other contracts. Strong people skills, you are a hands‑on team player with a proven ability to collaborate and build relationships at all levels of the organization and with external service providers and stakeholders. Curiosity, thirst for knowledge and growth, ability to reason and think outside the box to solve problems, and desire to champion continuous process improvements. Strong time management skills with ability to multitask, prioritize and juggle several projects and work in a fast‑paced, dynamic environment. Proven project management skills with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals. Proactive and innovative self‑starter – able to identify, evaluate, and execute new ideas and support with results and have no issues with working independently under minimal supervision. Join us and make a difference. Total Rewards @ Dream This is a regular, full-time position with a compensation range of $70,000–$85,000. In addition to base salary, the role may be eligible for a performance‑based bonus and a comprehensive benefits package, which includes paid vacation and personal days, flexible benefits, mental health resources, access to perks and discounts, professional development support, and team‑building and social events.
