This is a 14-month maternity leave contract position for a Senior Property Manager based in Mississauga and is set to start March 1st, the earliest. What This Role Is The Senior Property Manager is a seasoned leader with extensive experience overseeing an industrial portfolio, managing both operational and financial activities. This role is responsible for the comprehensive management of an industrial portfolio, ensuring alignment with ownership goals and objectives. The Senior Property Manager fosters strong relationships with clients, tenants, and vendors while serving as a trusted advisor, delivering strategic solutions to optimize property performance. Responsibilities Staff Management: Supervise portfolio personnel and resources to ensure property is properly maintained and owner objectives are met. Lead and manage staff, including hiring, training, coaching and evaluating performance. Supervise on-site personnel and assist with supervision of construction management projects as required. Client Relations/Client Reporting: Maintain owner and tenant relationships through appropriate communication (visual, written and oral). Administer and ensure compliance of the terms of all tenant leases (LLW, TI, LOC, etc.). Budgeting/Financial: Prepare annual budget and tenant reconciliations; prepare monthly and quarterly ownership reports; monitor financial performance relative to owner goals; approve purchase orders, invoices, and rent-up schedules; oversee rent collection and operating expense payments; participate in annual adjustments/reconciliations; prepare operating and capital budgets for owner approval; approve payables and establish payment priorities; CAM and operating expense reconciliation; review monthly financials and advise owners with recommendations; monitor real estate taxes and valuations; control expenditure procedures to adhere to budget guidelines. Develop and maintain strong relationships with property owner, tenants, vendors and contractors. Mentor and manage the team; manage day-to-day activities; collaborate on capital projects; thrive in a high-paced environment with minimal supervision. What You Bring Minimum 8-10 years related property management experience with commercial properties, including office and industrial. Strong interpersonal skills with professionalism and a hunger for success. Experience with CAM reconciliations and a strong financial/budgeting background. Experience managing a team; understanding of the local market and competitive settings. Continuing involvement with professional organizations such as BOMA; CPM, RPA, and CSM designations preferred. Excellent client relationship skills with owners and tenants; independent, self-starter, team player with strong organizational, prioritization and communication skills. Ability to work under pressure, meet multiple deadlines, and handle stressful situations with minimal direction; ability to multitask and address time-sensitive tasks. Mentorship ability and leadership development for others; high degree of professionalism; proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook). Exhibit high professionalism and interpersonal skills; ensure deadlines are met with accuracy and attention to detail.
