Acting as a trusted advisor and leader, the Director is responsible for overseeing the entire development process, cultivating strong partnerships with Chartwell’s development partners and consultants, and driving excellence in execution, ensuring every project meets timelines, budget targets, and quality standards while aligning with the company’s strategic objectives and internal requirements. Key Accountabilities Construction Oversight & Project Delivery Provide strategic leadership and oversight for all active construction projects, ensuring timely delivery, adherence to scope, and budget compliance. Review and monitor project documentation including drawings, equipment specifications, budgets, and schedules to ensure alignment with company standards and objectives. Maintain a thorough understanding of the key design elements of development projects. Drive consistency in design and execution across multiple projects to uphold brand and quality standards. Approve project plans and ensure the project is being built and delivered in accordance with the approved plans. Conduct regular site visits to assess progress, quality, compliance, and safety performance. Identify potential risks and proactively implement solutions in collaboration with development partners and internal stakeholders. Ensure strict adherence to health and safety regulations and corporate environmental and sustainability goals across all construction activities. Participate in scheduled calls and site tours to maintain clear communication and accountability with development partners. Lead close-out of building deficiencies lists after construction completion, in coordination with Chartwell’s asset management and operations teams. Standards & Process Management Ensure the consistent implementation of the company’s construction and building standards, company policies and procedures across all construction sites and projects. Coordinate and lead the monthly invoice approval process, ensuring accuracy, compliance, and timely processing. Drive continuous improvement by enhancing project delivery frameworks, tools, and reporting systems to optimize efficiency and performance. Stakeholder & Consultant Management Develop and maintain strong working relationships with external development partners, acting as the primary construction liaison on behalf of the company. Manage third‑party consultants (e.g., architects, engineers, cost consultants) to ensure high performance, accountability, and value. Facilitate collaboration and alignment between internal departments and external stakeholders to ensure project objectives are clearly communicated and met. Participate in value engineering process with development partners and consultants to enhance the financial feasibility of development projects. Leadership & Strategic Contribution Serve as a trusted advisor to the leadership team on construction matters, providing expert guidance on timelines, risks, and cost implications. Contribute construction expertise during project planning and feasibility assessments, ensuring accurate evaluation of new development opportunities and alignment with organizational goals. Qualifications Education Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (required). Master's degree in a related discipline or Business Administration (MBA) is an asset. Professional certifications (e.g., PMP, P.Eng., LEED, Gold Seal Certification) are considered an advantage. Experience Minimum of ten (10) years of experience in construction management/oversight. Skills & Abilities In-depth knowledge of construction practices, building codes, and regulatory requirements in Canada. Demonstrated leadership in managing complex, multi‑site construction projects from inception to completion. Excellent project management capabilities, including budgeting, scheduling, and proactive risk mitigation. Strong communication, interpersonal, and negotiation skills to effectively engage diverse stakeholders. Proven ability to build and manage relationships with internal teams, consultants, and development partners. High attention to detail, with strong analytical and problem‑solving abilities. Proficiency in MS Office and construction‑related software (e.g., MS Project, Procore). Effort The mental effort is high and requires attentiveness and/or concentration with people and a computer screen. May involve extended work hours during peak construction phases or to address urgent project issues. Working Conditions Work is generally performed in an office environment with visits to active construction sites. Site visits involve exposure to weather conditions, noise, dust, and other typical construction environment factors.
