Associate, Investments (Multi-Residential IPP)

On behalf of our private equity client, we are seeking an Associate-level individual to support the acquisitions & asset management functions, working directly with the group head and supporting a growing pipeline of value-add multi-family properties.

The successful candidate will be a highly motivated relationship builder, with a passion for multires real estate, and a desire to join a dynamic team. In addition, they will be able to work in a fast-paced environment and will be responsible for supporting a growing portfolio of income producing assets. This individual should possess strong analytical and underwriting skills to oversee properties from acquisition through construction/capex and sale stages. This person is a driven professional with a positive and collaborative attitude, with a no task is too big or too small mindset, and who is excited about joining a growing team.

The compensation package range is competitive for an Associate level based on level of industry experience and exposure. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework.

Responsibilities

  • Lead and prepare underwriting for potential acquisitions and dispositions, including comprehensive financial analysis and return metrics.
  • Conduct extensive financial analysis, market research, and due diligence for acquisition, disposition, and financing opportunities.
  • Compile and prepare financial packages for prospective purchasers, brokers, and lenders by collaborating closely with internal teams.
  • Coordinate and support due diligence throughout various investment processes (acquisition, disposition, financing), identify key findings.
  • Work with Asset Management, Construction, and Property Management teams to develop and refine asset-specific investment strategies for new acquisitions and existing assets in preparation for financing or disposition.
  • Review quarterly reforecast models to validate and advise on financing and transaction assumptions, and perform loan-sizing analysis for assets with upcoming loan maturities.
  • Oversee workstreams and coordinate among internal and external stakeholders during transaction and closing processes.
  • Prepare investment memorandums, presentations, and materials for the Investment Committee.
  • Participate in the preparation and review of legal documentation, as well as strategic discussions at both portfolio and corporate levels, providing analytical support as needed.
  • Stay updated on industry trends and market conditions, and participate in transaction negotiations by offering ideas and observations.

Qualifications

  • Minimum of 3 years of experience in real estate investments and acquisitions, with exposure to multiresidential properties a requirement
  • University Degree in Real Estate, Business Management or Administration, or a related field required. CFA/MBA/CAIA a strong asset.
  • Proficiency in real estate modeling, including valuations, returns, and waterfall distributions.
  • Knowledge of real estate asset lifecycles, property valuations, financial modelling, value-add strategies, construction, due diligence, and financing structures
  • Superior communication skills, both written and verbal, with a successful track record in working with stakeholders of multiple disciplines
  • Demonstrates excellent project management and presentation skills with an emphasis on leading the underwriting process directly
  • Excels in a high volume, dynamic and fast-paced environment and enjoys new challenges
  • Highly collaborative and self-motivated
  • Skilled in the use of Word, Outlook, and Excel
