RESIDENTIAL BUILDING SUPERINTENDENT

Currently looking for Live-In Building Superintendent . In this role, you will be responsible for property maintenance, mechanical systems, administrative, and cleaning duties.

Administrative duties:

  • Rent collection

  • Leasing, moving in and out.

  • Dealing with resident request for service, coordinating contractors.

  • Capable of handling phone calls, reply to emails etc. Computer skills - email, yardi an asset, Payquad an asset, capable of working with a printer, scanner. Customer service oriented.

-Build positive tenant relations and communications. Respond to tenant questions, concerns, emergencies, and complaints in a timely manner.

  • Maintain detailed records

-All administrative reporting and duties required by management.

Maintenance Duties:

  • Maintain building appearance, daily inspections. Ensure that the building is clean and presentable at all entrances, common areas and corridors, exterior of the building and grounds

  • Facilitate workorders and perform minor maintenance as directed by the Property Manager

  • Responsible for building maintenance and repairs not completed by contractors

  • Ensure all construction work performed by third-party vendors is completed in a professional and timely manner.

  • Perform seasonal work as required such as gardening, snow removal not performed by contractor (shoveling and salting)

  • Respond to after-hour emergencies and document accurately

  • Identify any issues and recommend solutions to prevent any incidents

  • Always ensure resident safety and security

  • Showing of vacant units as required.

  • Co-ordinate the move in and move out of tenants.

  • Capable to understand building operation and to follow direction given.

  • Participate in on-call coverage for site(s)

  • Additional duties as assigned by Property Manager

3 years minimum experience in a similar role.

Excellent organizational and time management skills.

Excellent communication and customer service skills.

Strong follow up skills and able to deal with tact, diplomacy, and confidentiality.

Excellent problem-solving skills, and ability to think on your feet.

Excellent housekeeping skills.

Dependable, reliable, dedicated, positive and friendly attitude.
