Akelius is seeking a superintendent to clean and maintain a portfolio of residential properties in the Downsview and Etobicoke area.

This role is for an existing position.

Reporting to an experienced property manager,

the superintendent will maintain the property to Akelius' living standards by providing a safe and adequate environment for the tenants and assigned staff of the property.

The successful candidate possess a strong attention to detail, coupled with a desire to provide excellent customer service.

general duties

  • maintain positive and professional relationships with residents, third party contractors, city officials
  • print and prepare notices for delivery
  • complete regular property inspections

  • identify, address and/or repair deficiencies in the common areas or property grounds

  • responsible for the care, maintenance and inventory of all supplies and equipment
  • inspect vacant units weekly to confirm good showing condition

  • responsible for completing resident work orders in timely manner

  • facilitate smooth operations in partnership with our third party service providers
  • maintain security by promoting property key and access procedures

  • respond to after-hours emergencies with support from our internal service center and property team

maintenance

  • schedule and complete apartment repairs, in a timely manner (drywall, plumbing, appliances, carpentry)
  • inspect vacant units to identify turnover repair needs
  • testing and accurate record keeping of fire safety equipment and power generators
  • maintain building equipment such as snow blowers, bin pushers or commercial vacuums
  • other duties as assigned for example assisting other colleagues such as construction managers and leasing managers

cleaning and groundskeeping

  • maintain a high level of cleanliness throughout the property by establishing and following cleaning routines
  • perform basic landscaping and snow removal duties, including inspections and/or record-keeping
  • maintain a clean and tidy waste area, garbage chutes require thorough cleaning, move bins to/from pickup location where required
who you are
  • eager to apply Akelius' customer service principals in every aspect of your work
  • experience as a live-in maintenance technician, cleaner, or superintendent required
  • three-plus years of combined experience in cleaning requirements, building and mechanical maintenance repair, and customer service knowledge in electricity, plumbing, HVAC
  • knowledgeable and comfortable using hand and power tools and/or equipment
  • willing to use technology for inspections, work orders, communication
  • have a valid driver's license and access to vehicle
  • clean driving records and background checks

  • adept problem-solver who takes responsibility and shows pride in your work

  • able to remain calm in stressful situations
  • effective time management skills to handle multiple sites and priorities

  • for regular maintenance, you are required to bring your basic tools that would include drilling machine and screw driver set
