Job Summary
The Building Manager will primarily be responsible for the daily maintenance, repair, and overall upkeep of the building. Their duties include responding to tenant maintenance requests, performing minor repairs (plumbing, electrical, and carpentry), and managing or overseeing external contractors for larger projects. They ensure common areas and grounds remain clean and safe. Additionally, the Building Manager may handle tenant communications regarding building rules, safety protocols, and maintenance schedules. They often work closely with property management to uphold building standards, perform regular inspections, and promptly address emergencies, helping to maintain a comfortable and well-functioning living environment for residents.

Job Duties
- Provide responsive, professional customer service to all tenants of the facilities.
- Show units for rental to prospective tenants and support/administer the leasing process.
- Supervise and coordinate tenant move-in and move-out.
- Oversee the preparation of units for new tenants.
- Provide communications to tenants on behalf of Signet Group Inc.
- Provide emergency/unscheduled repairs of equipment, structures and grounds on the property.
- Ensure all facilities are up to code and compliant with any relevant legislation.
- Perform regular property inspections of units, common areas, building exteriors, and landscape.
- Ensure effective management of loss prevention, risk management, security, maintenance, marketing, landscaping, snow removal, ventilation, heating, cooling and other daily activities.
- Keep accurate records of space conditions including roof, HVAC and utilities.
- Provide general status reports for all properties as scheduled.
- Report any and all maintenance concerns to Signet Group Inc. in a timely manner.
- Request quotations as directed, supervise work and verify work is completed for all services required to maintain the properties.
- On-duty as required for emergencies.
- Oversee all maintenance workers working at managed property.
- Lock or unlock doors, turn lights on/off, generally patrol grounds.
- Perform general cleanup of all facilities.
- Perform garbage routines weekly.
- Perform minor repairs on windows, doors, switches, desks, tables, plugs, equipment, appliances, sinks, toilets, blinds etc.
- Contact the property manager for major repairs.
- Responsible for vandalism clean up and repair within skill level.
- Monitor heating and air conditioning systems, boilers, pumps, fan units, control panels, thermostats, cooling towers, etc.
- Maintain and/or has working knowledge of environmental safeguards and alarm systems.
- Maintain fire alarms and extinguishers.
- Monitor emergency generator, function and order refueling if applicable.
- Determine needed supplies and equipment.
- Monitor need for equipment, maintenance and repair.
- Responsible for proper inventory of materials and supplies. Accountable to administrators for custodial performance.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test and adjust.
- Perform regular preventive maintenance on machines, equipment and facilities as applicable.
- Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
- Prepare, paint and decorate interior and exterior surfaces as required.
- Adhere to departmental procedures and systems, e.g., systems for preventative maintenance, maintenance requisitions, scheduled work and continued quality improvement/risk management programs.
- Maintain inventory of equipment, manuals and warranties.
- Proficient in utilizing technology to communicate clearly and professionally, as well as effectively organize information.
- Keep current with ongoing changes and new technology and adapt accordingly.
- Perform all other duties as assigned or needed.
Work Conditions

- Physical ability to lift up to 75lb.
- Required to be on-call as necessary.
- Safety equipment will be required, e.g. steel-toed safety boots, safety glasses/goggles, etc.
- Work both indoors and outdoors.
Job Types: Full-time, Permanent
Pay: $50,000.00-$60,000.00 per month
