We are seeking an
Associate, Default Management.
This is a brand new role, open to location, ideally to work out of our Toronto, Calgary or Montreal offices.

Position Summary

Reporting to the Associate Director, Default Management, the Associate will support the oversight of commercial mortgage accounts that have entered arrears or default, across both
insured and uninsured portfolios
. This role will be central to the day-to-day monitoring of delinquent accounts, borrower communications, and preparation of enforcement documentation. The specialist will work closely with enforcement lawyers, property managers, insurers (such as CMHC), and internal teams to ensure that defaults are managed efficiently, accurately, and in compliance with regulatory and insurer requirements. The position plays a key role in protecting the organization from financial and reputational risk while maintaining professional borrower relationships.

Daily Duties

  • Monitor arrears reports and identify insured and uninsured commercial loans in default.
  • Conduct borrower outreach (calls/emails) to discuss arrears, repayment options, and workout possibilities.
  • Prepare and issue arrears notices, demand letters, and default correspondence.
  • Update internal systems and, for insured deals, insurer portals with borrower status and arrears information.
  • Document all borrower communication and maintain complete case notes.
  • Assist in preparing enforcement packages and supporting documentation for legal referral.

Monthly Duties

  • Prepare and submit monthly arrears and delinquency reports for both insured and uninsured portfolios.
  • Ensure compliance with insurer requirements, reporting deadlines, and claim eligibility criteria.
  • Monitor property insurance renewals and municipal tax payments to mitigate lender risk.
  • Support monthly watchlist reporting by summarizing at-risk loans and delinquency trends.
  • Track enforcement progress for uninsured loans, including foreclosure, power of sale, and receivership timelines.
  • Ensure all files are audit-ready with accurate records and compliance documentation.

Skills and Experience Required

  • Bachelor's degree
  • 2–4 years
    of experience in default management, collections, legal support, paralegal, or commercial real estate finance.
  • Knowledge of
    Canadian foreclosure laws, enforcement processes, and regulatory frameworks
    .
  • Proficiency in
    MS Office
    and ability to adapt to loan management or CRM platforms.
  • Bilingual in
    English and French
    considered a strong asset.
