Position Summary

The Senior Site Superintendent is the primary on-site manager responsible for all field operations. The Superintendent works closely with project management staff to coordinate all construction activities and supervise all on-site personnel and subcontractors.

Role and Responsibilities:

Project Management & Scheduling

  • Plan, organize, and direct daily on-site construction activities.
  • Develop and maintain short-term and overall project schedules; ensure adherence by all subcontractors.
  • Identify and resolve on-site issues to prevent delays.
  • Allocate materials, equipment, and labor effectively to meet timelines and budgets.
  • Monitor progress and report milestones via Daily Site Reports.
  • Maintain site records (Daily Reports, Safety Reports, As-built drawings, inspection reports).
  • Coordinate on-site mock-ups and model suites for review by architects and owners.

Safety & Quality Control

  • Enforce all safety protocols and regulatory standards.
  • Conduct daily site inspections for hazards, PPE compliance, and subcontractor progress.
  • Lead regular safety meetings and toolbox talks.
  • Inspect workmanship and materials to ensure compliance with plans and specifications.
  • Document and address any safety or quality violations promptly.

Communication & Administration

  • Lead bi-weekly subcontractor meetings to coordinate work and resolve issues.
  • Maintain accurate daily logs of site activities and submit reports to the project manager.
  • Act as the primary liaison between subcontractors, architects, engineers, suppliers, and project management.
  • Review and interpret all project documentation (contracts, drawings, specifications).
  • Manage site paperwork, including RFIs and submittals.

Budget & Cost Management

  • Monitor on-site expenses and track labor, material, and equipment costs.
  • Document and track extra work and force account activities.
  • Approve subcontractor invoices based on completed work.

Site Logistics & Closeout

  • Coordinate setup and dismantling of site facilities (hoarding, trailers, utilities).
  • Maintain a clean and organized job site.
  • Schedule and manage inspections and permits for occupancy.
  • Oversee deficiency lists, equipment commissioning, and site demobilization at project completion.

Requirements

  • 15+ years of experience as a Site Superintendent or Senior Superintendent.
  • Proven ability to manage full-cycle high-rise projects (15–20 floors).
  • Strong knowledge of construction scheduling, safety compliance, and quality control.
  • Ability to read and interpret construction drawings and specifications.
  • Excellent leadership and communication skills.
