The Opportunity

Hawk Development is seeking a Development Coordinator to provide critical operational support for multiple real estate development projects across the Niagara Region. This role reports directly to the Director of Development.

This position is ideal for a motivated individual looking to launch their career in real estate development. Key Responsibilities

  • Coordinate and monitor project timelines, deliverables, and milestones from site acquisition through to approvals and pre-construction.
  • Support due diligence efforts, including collecting, reviewing, and organizing technical studies, environmental reports, zoning information, and feasibility data.
  • Assist in assembling and managing consultant teams (planners, engineers, legal, surveyors, environmental, etc.).
  • Prepare and track planning and permit applications (zoning, OPA, site plan, building permits), and liaise with municipal and regional planning staff.
  • Prepare and file applications for municipal and regional development-related grants and incentive programs.
  • Draft Requests for Proposals (RFPs) for third-party service providers and manage procurement of contracts.
  • Facilitate project meetings and capture detailed minutes for circulation to stakeholders, leveraging AI-assisted tools to ensure accurate tracking of discussions, decisions, and action items.
  • Assist with financial coordination, including underwriting models, budgets, and pro forma updates.
  • Maintain organized project documentation, including contracts, drawings, permits, correspondence, and reports.
  • Manage and share project files using Microsoft 365 and SharePoint to ensure version control and efficient collaboration.
  • Monitor regulatory compliance to ensure alignment with municipal, regional, and provincial requirements.
  • Identify potential project risks or delays and help develop mitigation strategies.
  • Support investment reporting, presentations, and due diligence activities as required.
  • Conduct occasional project site visits to monitor progress and assist with coordination.

Qualifications & Skills

Must-haves:

  • A desire and passion for learning about land development and a resourceful problem-solving mindset.
  • Bachelor's degree or diploma in Construction, Architecture, Urban Planning, Civil Engineering, Real Estate Development, or a related field.
  • 1–2 years of experience in real estate development, land planning, project coordination, or a related discipline.
  • Limited understanding of Ontario's planning processes (zoning, official plans, site plans, subdivisions, etc.).
  • Financial literacy with budgeting and basic financial modeling (pro forma familiarity).
  • Good organizational and communication skills, both written and verbal.
  • Proficiency with Microsoft 365, SharePoint, and Microsoft Office (especially Excel).
  • Experience with project management tools (e.g., MS Project, Asana) is an asset.
  • Ability to manage multiple priorities, pivot quickly, and coordinate across consultants, stakeholders, and government agencies.

Nice-to-haves:

  • Experience with AutoCAD or other design/drafting tools.
  • Familiarity with the Ontario Building Code and construction processes.
  • Experience with sustainable or brownfield redevelopment.
  • Familiarity with Niagara Region planning and approval processes.
  • Experience with investor reporting or investment partnerships.
