We are seeking an experienced
Senior Property Manager
to oversee a large residential portfolio and lead a team responsible for community management, facilities operations, and resident relations. This individual will play a critical role in operational leadership, financial performance, and ensuring full compliance with Ontario's legislative requirements.
Position Overview
The Senior Property Manager will oversee a residential portfolio of
1,000–1,500 suites
, providing operational leadership and strategic oversight across multiple buildings and teams. The ideal candidate has deep experience with Yardi Voyager, strong financial acumen, and proven expertise in Ontario property management legislation, new construction lease-up, and risk management.
Key Responsibilities
Portfolio & Operational Leadership
- Oversee the day-to-day management of a residential portfolio of 1,000+ suites, ideally in the 1,500-suite range.
- Lead and support Community Managers, Assistant Managers, and Facilities Technicians to ensure high-quality service delivery and operational efficiency.
- Ensure buildings are operated to high standards of cleanliness, safety, and preventative maintenance.
- Provide mentorship, coaching, and performance management to site teams.
Financial Management
- Prepare, oversee, and manage individual building operating budgets of $2M - $3M.
- Monitor monthly financial performance, variances, and forecasts.
- Oversee residential turnover budgets, suite refurbishment costs, and resident chargebacks.
- Ensure cost controls, vendor compliance, and capital planning are executed effectively.
Systems & Reporting
Utilize Yardi Voyager extensively for reporting, including:
Receivables management
- Work order analysis
Rent roll and performance reporting
Ensure data accuracy, operational transparency, and timely reporting to senior leadership.
Legislative Compliance & LTB
- Maintain expert-level knowledge of the Residential Tenancies Act of Ontario.
- Prepare for and attend Landlord & Tenant Board (LTB) hearings as required.
- Ensure all notices, lease documents, and communications are compliant with current legislation.
New Development Lease-Up
- Support the onboarding and initial operations of new construction mid-rise buildings (200–300 suites+).
- Oversee pre-occupancy planning, suite inspections, resident onboarding, and operational readiness.
- Collaborate with construction, lease-up, and marketing teams to ensure a smooth turnover into stabilized operations.
Risk Management
- Identify, assess, and mitigate operational risks across the portfolio.
- Ensure adherence to health & safety standards, emergency protocols, insurance requirements, and preventative maintenance programs.
- Act as a key decision-maker for incident management and escalation procedures.
Qualifications
- Minimum 7–10 years of progressive residential property management experience.
- Direct experience managing 1,000+ residential suites.
- Proven experience developing and managing $2M+ building budgets.
- Strong working knowledge of Yardi Voyager and its reporting functions.
- Advanced understanding of the Residential Tenancies Act (RTA) and LTB processes.
- Experience overseeing site teams including community managers and facilities staff.
- Demonstrated success in new construction lease-up of mid-rise residential buildings.
- Strong leadership, financial literacy, communication, and problem-solving abilities.
- Solid understanding of risk management in a residential real estate context.
