COMMERCIAL LEASING MANAGER –

(One Year Contract with Opportunity to Renew)

Location: Head office in Vaughan with commercial properties across the GTA.

Position: TACC Developments is seeking a results-driven Commercial Leasing Manager to lead leasing activities across a diverse portfolio of commercial, industrial, and office properties throughout the GTA. This role is responsible for driving occupancy, negotiating lease transactions, managing tenant relationships, and providing strategic market insights to senior leadership. The ideal candidate brings strong market knowledge, proven negotiation skills, and the ability to collaborate across internal teams and external stakeholders.

Key Responsibilities:

The successful candidate would be responsible for tasks including but not limited to the following:

· Manage the full leasing lifecycle, including marketing vacancies, negotiating new leases, and executing renewals for all properties.

· Lead negotiations for lease renewals, expansions, assignments, consents, terminations, and related legal documentation in collaboration with internal and external legal counsel.

· Work closely with external brokers, realtors, prospective tenants, and the public to maximize occupancy across the portfolio.

· Working alongside the Senior Property Manager to maintain strong tenant relationships to support retention and long-term portfolio performance and to ensure lease administration accuracy and compliance with lease terms, including tenant improvements.

· Conduct market research and analysis to ensure rental rates and deal structures align with current market conditions.

· Provide regular leasing updates, market insights, and strategic recommendations for Senior Management.

· Coordinate with the accounting department to monitor tenant arrears and support collections where required.

· Working with the planning and development department on pre-leasing strategies for new commercial sites.

· Oversee leasing-related marketing content and ensure accurate, up-to-date information on commercial website.

Skills and Qualifications:

· Active Real Estate License.

· Experience with commercial, industrial and office leasing.

· Ability to conduct and interpret real estate market analysis.

· Strategic, analytical thinker with strong negotiation capabilities.

· Excellent communication, organization, and time-management skills.

· Professional, customer-focused approach with strong interpersonal skills.

· Proficiency with Microsoft Office and leasing/market research tools is an asset.

Salary Range: $90,000-$120,000

  • RECO Registration, CCIM, SIOR, FRI, CLO, ACoM (preferred)
