Summary
Reporting to the Site General Manager, the Maintenance Manager is responsible for managing the overall operation of the assigned facility in areas of safety, comfort, productivity, and efficiency to the standards of the contract and to the customer's satisfaction including but not limited to the duties and responsibilities listed in the following section.

Responsibilities

  • Implements and manages Facility Management Operations programs/systems in order to meet all contractual obligations and KPIs;
  • As a Key Individual of the on-site management team, establishes and maintains effective business relationships with customers, suppliers, and subcontractors, ensuring high levels of timely communication and customer satisfaction;
  • Problem solves technical issues with Mechanical, Electrical, and other specialised systems and equipment;
  • Provides financial and business analysis including the preparation of operational and financial reports;
  • Assists in the development of annual budget plans, executes monthly expenses to Plan and validates with variance reporting;
  • Manages technical staff including maintenance generalists (building operators), trades and technical specialists for scheduling, adherence to employment standards and in compliance with the Collective Bargaining Agreement;
  • Supervises, develops, trains and mentors technical employees to ensure compliance with all requirements of the contract;
  • Oversees the execution of the annual maintenance plan (preventative maintenance) using CMMSs;
  • Manages contracts and onsite interactions with subtrades towards the timely completion of demand and preventative maintenance;
  • Responds to client service requests (demand maintenance);
  • Assists in the development and implementation of capital projects and out of scope work including Variations;
  • Develops and leads the site Joint Health and Safety Committee;
  • Actively participates in the prevention of accidents and promotes a safe working environment.
  • Monitors and implements a Quality Assurance Program;
  • Participates in the development and input of the annual business plan in accordance with the contractual objectives;
  • Establishes an inventory program to acquire, store and account for all materials, tools, and equipment;
  • Co-ordinates with the Equans Procurement Team for multi-year service contracts, maintenance materials and equipment;
  • Delegates requests as appropriate;
  • Performs other duties as assigned.

Requirements / Qualifications

  • Authorized to work in Canada;
  • Able to pass all background checks and obtain a security clearance;
  • Minimum of 10 years of progressive facilities management experience. Healthcare environment preferred;
  • At least 5 years experience managing multiple contractual service levels and KPIs;
  • Possess a technical certification or a combination of education and relevant work experience (any relevant degree, diploma or experience will be evaluated);
  • Ability to manage and plan a technical account;
  • Ability to trouble shoot and problem-solve multiple complex technical systems and equipment (Mechanical, Electrical, Plumbing, IT) in a medium to large facility;
  • Proficient with Microsoft Office (Outlook, Excel, Word, Teams);
  • Available for on-call response;
  • Ability to understand and interpret complex documents, blueprints, and schematics;
  • Excellent verbal and written communication in English;
  • Safety & Quality oriented;
  • Maintains a good level of technical expertise;
  • Maintain a valid G drivers license.

Assets

  • Knowledge of computerized maintenance programs (CMMS) a must;
  • Facility Management Administrator (FMA), Certified Facility Manager (CFM) or Real Property Administrator (RPA) (an asset) or subsequent level of experience.
