Building Operator
is responsible for overseeing the operations of eight acres comprised of three separate buildings totaling 650,000 square feet.
Key responsibilities include, but are not limited to:
- Inspecting, maintaining, and repairing building systems
- Performing preventative maintenance to ensure optimal building performance.
- Responding promptly and courteously to tenant work orders.
- Participating in the on-call rotation as required.
- Training and supporting new operations staff.
- Assisting the Operations Manager in ensuring the successful operation of all properties within the portfolio.
- As a representative of the company, the building operator is expected to consistently uphold and promote company values. The role may also require providing operational support at other properties on an as-needed basis.
What you'll do:
- Follow safe work practice, and implement knowledge of WHMIS and OH&S policies in work activities,
- Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained;
- Conduct appropriately at all times and present an acceptable appearance while on site performing the duties of the position
- Assist with the operation and daily inspection of all HVAC, mechanical, electrical, life safety equipment as directed by HVAC Supervisor. Performs minor repairs and adjustments as needed,
- Assist with the daily tests and record keeping for chemical treatment of all fluid systems,
- Assist with the monitoring of the central HVAC and building related systems. Perform routine preventive maintenance and repairs and including filter replacements, belt adjustments, minor repairs, boiler inspections, cooling tower cleaning, etc.,
- As directed assist with the monitoring of the Building Automation System for operating trends and revision to set points and operating schedules,
- Test run and log emergency generator and fire pumps as per schedule,
- Assist with coordinating access for Third Party service providers, and shut down of building systems to accommodate installation of tenant improvements and modifications to building systems, mechanical rounds and inspect equipment to ensure that it is operating within correct parameters,
- Troubleshoot mechanical equipment and perform/coordinate unscheduled repairs,
- Answer tenant calls regarding heating, cooling problems & building emergencies (i.e. water leaks); co-ordinate same with the tenant to ensure proper repair is being completed with a customer service focus, on a timely fashion,
- As directed assist with seasonal shutdown/startup of heating/cooling systems, chillers and cooling towers.
- As directed assist with the winterizing of all common area air-handling units including draining and anti-freeze treatment as required.
- Maintain an accurate log of daily activities while on shift,
- Assist with the monthly recording of utility check meter readings, with an understanding of consumption data, and reporting anomalies in consumption trends,
- Assist with the monitoring and control of all life safety equipment including the fire alarm and sprinkler systems, fire hydrants, standpipe connections, fire doors, etc.,
- Assist with organization of operations storage and shop areas
- Assist with the maintenance and control of wet and dry sprinkler systems.
- o Be available for emergency call out response and assistance,
- o Other duties as assigned by Property Manager.
Minimum Qualifications:
- 3 + years of direct work experience holding a position in building operations
- HVAC, electrical, fire alarm panels, Sprinkler systems, Emergency power generators, plumbing, etc. and understand specifications and related system drawings,
- Familiar with automated preventative maintenance programs an asset has basic keyboarding skills.
- Ability to communicate effectively and professionally, both oral and written, with all levels within the company
- Mature and self-motivated team player who is committed to personal growth and ethical integrity.
- Proven strong relationships with industry peers and trade associations.
- Exceptional observation and problem-solving skills
- Physically fit enabling reasonable lifting, pushing, pulling, climbing, walking,
- Ability to work independently on assigned tasks and with other team members,
- Working at heights certification is required, will train.
- Experience with building automation systems or general computer skills
- Proficient in MS Office
- Ability to work evenings and weekends, as being on a rotation on-call schedule is required.
- Strong administrative and organizational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion
- Ability to achieve goals using logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change
- Ability to allocate one's time effectively (prioritize) and manage multiple demands with tight deadlines; works under pressure and achieve quality results;
