Role Summary
The STR Compliance & Permitting Specialist owns the end-to-end compliance workflow that gets a property from
contract → closing → legally operable short-term rental
. You will research and confirm STR regulations market-by-market, prepare and submit permit/license applications, diligence insurance and construction permitting requirements, review all property closing documents for new acquisitions and ensure all compliance documentation is complete and tracked.
This role is ideal for someone who is organized, persistent, comfortable on the phone with municipalities, and strong at translating regulatory detail into clear internal checklists and timelines.
Key Responsibilities
STR Regulation Research & Confirmation (Market-by-Market)
- Research STR rules at the city/county/state level (licensing, caps, owner-occupancy rules, tax registration, inspections, safety requirements, neighbor notification, etc.).
- Call municipal departments (planning/zoning, clerk, licensing, fire) to confirm requirements and gray areas; document responses clearly.
- Maintain and improve an internal "Regulatory Dosier" for each market: requirements, fees, lead times, renewal cadence, and key contacts.
STR Permits, Licenses & Applications
- Prepare complete application packets and submit STR permits/licenses and renewals.
- Coordinate inspections and respond to corrections/requests for additional information.
- Track application status through approval, ensuring deadlines are met and risks are flagged early.
Insurance Requirements & Diligence
- Confirm STR-specific insurance requirements by jurisdiction and lender where applicable.
- Diligence insurance policies for STR readiness (correct endorsements, exclusions, occupancy/use, liability limits).
- Coordinate with brokers to collect and validate documentation (COIs, additional insured/mortgagee language as needed).
Construction Permits, Zoning & Entitlements Diligence
- Diligence construction permits: identify required permits for planned work, validate historic permits, and flag open/unpermitted work risks.
- Confirm zoning and land-use compliance for STR operations (use permissions, parking, occupancy limits, local operational constraints).
- Coordinate with internal renovation/project teams and external partners to ensure compliance alignment.
Contract, Closing & Documentation Tracking
- Track each property from contract to closing and ensure compliance documentation is organized and complete.
- Produce a "Compliance Closeout Packet" per property (licenses/registrations, permits, insurance documentation, inspection sign-offs, local requirements).
- Support contract due diligence by identifying compliance and operational risk flags (HOA restrictions, STR prohibitions, permitting red flags, etc.).

- Properties become compliant
STRs before target launch dates. - Reduced "surprise" issues post-close (zoning conflicts, missing permits, application rejections, insurance gaps).
- Clear, repeatable processes and documentation that scale to new markets.
- Renewal and inspection deadlines met with 100% reliability.
Required Qualifications
- 2+ years in one or more of: permitting/licensing, municipal compliance, real estate entitlements/permitting, zoning support, escrow/closing coordination, or legal operations.
- Demonstrated ability to interpret regulations and convert them into actionable checklists and timelines.
- Strong phone/email communication skills—comfortable coordinating with municipal offices and external vendors daily.
- Highly organized, detail-oriented, and able to manage multiple properties and deadlines simultaneously.
- Proficiency with spreadsheets and tracking systems (Google Sheets/Excel, Airtable, , etc.).
Preferred Qualifications
- Familiarity with construction permitting workflows and common renovation permit requirements.
- Ability to review insurance policy language for STR or Property Management use and identify common exclusions/endorsement needs.
- Experience working with real estate contracts, title/escrow, or due diligence workflows.
