Westwood is currently seeking a Maintenance Technician's to join our property management team at Richmond Yards.
Job Summary
The Maintenance Technician is responsible for the overall maintenance and repair of residential and commercial properties, ensuring that buildings and amenities are safe, functional, and in excellent condition. The role includes responding to resident service requests, performing preventive maintenance.
Schedule
Full time hours Monday to Friday, with a requirement for an on-call rotation.
Responsibilities
- Resident Service Requests: Maintain regular communication with building resident managers to complete any open work orders in a timely manner
- Apartment Turnover Maintenance: Ensure units are move-in ready by performing necessary repairs, painting, appliance maintenance, and general upkeep between tenant occupancies.
- Urgent Requests: Deal promptly with emergencies and unusual circumstances and provide an update to the property manager in a timely manner.
- Preventive Maintenance: Conduct routine inspections of property grounds, building exteriors, common areas, and mechanical systems. Perform preventive maintenance to extend the lifespan of equipment and infrastructure.
- Exterior and Grounds Maintenance: Ensuring walkways and entrances are kept clean, plants and grass are watered, curbs are swept and the parking lot is clear of all debris. Winter: Snow removal of sidewalks and walkways around the properties, including entrances and parking ramps.
- Vendor Management: Coordinate and oversee work performed by external contractors (plumbers, electricians, painters, etc.) ensuring quality standards are met.
- On-Call Duties: Provide after-hours emergency maintenance as needed for urgent issues (e.g., plumbing leaks, power outages)
Qualifications:
- High school diploma or equivalent. Certification in HVAC, plumbing, electrical, or a similar field is considered an asset.
- 3+ years of experience in property maintenance, residential or commercial.
- Proficiency in using maintenance tools and equipment.
- Ability to diagnose issues related to plumbing, electrical, and HVAC systems.
- Basic carpentry, painting, and drywall repair skills.
- Ability to communicate effectively with co-workers residents, property managers, and vendors.
- Adaptable team player with a willingness to learn
- Ability to lift heavy objects, climb ladders, and work in tight or high spaces
- Must have access to a vehicle on a daily basis, good driving record
