Scope of the Position

The Senior Finance Analyst (SFA) is a vital contributor to the FP&A function, supporting strategic financial planning, analysis, and decision-making for Nch'ḵaý. The SFA possesses strong expertise in real estate development analysis, cash flow analysis, and forecasting, and is adept at preparing and presenting financial information for senior leadership. They provide performance insights, conduct reviews of income-producing properties, and support long-term forecasting, annual budgeting, and variance analysis of budget to actuals. The analyst is a key business partner for the Nch'ḵaý group of companies, offering analysis, financial recommendations, and helping build financial acumen among business leaders. The SFA collaborates closely with the Senior Manager, FP&A, and cross-functional teams to deliver actionable insights that drive value creation and strategic alignment.

Duties, Responsibilities, Authority, and Accountabilities

Business Partnering:

  • Partner with colleagues to model key decisions, challenge assumptions, and identify opportunities for improvement or innovation.
  • Support the Senior Manager, FP&A in addressing business needs and resolving issues.
  • Build strong, collaborative relationships with internal and external partners.
  • Prepare financial models and projections to identify potential risks and opportunities.

Reporting, Forecasting & Analysis:

  • Analyze financial data and prepare reports to support organizational decision-making.
  • Monitor and analyze financial performance, identifying trends and areas for improvement.
  • Deliver monthly insights to the Chief Financial Officer, Finance Director and senior leadership, with a focus on forecasting and long-term planning.
  • Conduct performance analysis and variance analysis, comparing budget to actuals, and providing actionable recommendations.
  • Perform ad-hoc financial analysis and support projects as needed.

Business Planning:

  • Lead and support the annual budget process, supporting departmental submissions and projections.
  • Provide long-term financial forecasting to guide strategic planning and resource allocation.
  • Deliver insightful analysis of risks and opportunities to help Nch'ḵaý manage and capitalize on its risk landscape.

Real Estate:

  • Conduct detailed financial analysis and modeling for real estate development opportunities.
  • Perform cash flow analysis and investment return calculations for acquisitions, dispositions, and income-producing properties.
  • Review and analyze the performance of income-producing properties, including property-level financial statements (income statements and balance sheets).
  • Develop financial proformas, cash flow models, and investment return analysis for both development and income-generating properties.
  • Prepare presentations and reports for senior leadership to communicate financial performance and investment recommendations.
  • Support due diligence on real estate investments, including legal and property reviews.
  • Assist in preparing investment proposals, sourcing, underwriting, and executing real estate transactions.
  • Conduct market research and analysis to assess market conditions and trends.

Other:

  • Contribute to the development of broader finance capabilities, collaborating with operational staff and supporting other finance processes as required.
  • Perform additional duties as assigned.

Reporting Responsibilities and Authorities from Supervisor

  • Reports to FP&A Manager.

Knowledge, Skills, and Experience

  • Bachelor's degree in Finance, Real Estate, Accounting, or a related field.
  • CPA or CFA designation is an asset.
  • 3 to 5 years of experience in financial analysis for real estate investments and development.
  • 3 to 5 years of financial analysis, forecasting, and reporting experience.
  • Expertise in real estate financial concepts, including NPV, IRR, cap rates, cash-on-cash returns, and income-producing property reviews.
  • Proficiency with financial software systems and reporting tools.
  • Advanced Excel skills, including the ability to create complex financial models for forecasting and cash flow analysis.
  • Strong problem-solving skills and a commercial mindset.
  • Ability to perform high-quality analysis of projects, initiatives, and budget variances, providing performance insights and actionable recommendations.
  • Strong relationship-building skills; able to challenge thinking while building trust.
  • Effective communicator with strong presentation skills for senior leadership audiences.
  • High level of integrity and ability to handle confidential information.
  • Ability to work independently and collaboratively within established guidelines and as part of a team.
  • Flexibility and adaptability to changing priorities.
  • Ability to set and manage priorities to meet deadlines.
  • Proficient in MS Office software (Excel, Word, Outlook).
  • Experience working with First Nations is considered an asset.
