The
development planner
(term for up to 14 months) is responsible for, under the direction from management, administering the development of existing and proposed VFPA's industrial properties, including site development planning, site preparation and servicing options, preparing estimates, development schedules and providing input on the financial analysis and feasibility of proposed projects.

What You Do

  • Coordinate the preparation of plans for VFPA's vacant industrial properties including concept plans, subdivision plans, phasing plans, and detailed site services and construction drawings for site preparation and off-site services installation.
  • Work with consultants on activities related to land development.
  • Coordinate consultants including geotechnical, surveying, and civil engineers by working closely with other departments
  • Meet with consultants and draft agendas, meeting notes, follow-up correspondence.
  • Assist with development budgets and coordination of the preparation of cost estimates for projects requiring, site preparation, and off-site services.
  • Work with potential tenants and developers interested in VFPA's vacant properties to determine specific requirements related to site preparation and off-site services.
  • Assist with the preparation of Requests for Expressions of Interest (RFEOI's) and Requests for proposals (RFP's) for VFPA projects, including, for example design-build projects, by working closely with other departments
  • Contribute to the identification of VFPA's capital requirements in regards to these types of projects and prepare Board submissions.
  • Coordinate studies regarding the feasibility of developing specific VFPA properties. These studies may include coordination of geotechnical investigations, environmental assessments, and traffic impact studies.
  • Contribute to VFPA's long range planning activities and activities by identifying potential industrial land development opportunities during the feasibility analysis stage and by conducting market assessments.
  • Coordinate and work with the Finance Department in financial analysis in order to determine the feasibility of developing VFPA's industrial properties either by VFPA directly, by third parties, or by joint venture.

What You Bring

  • A university degree in commerce, planning, engineering or another acceptable discipline.
  • A minimum of 3 years' experience managing real estate development projects in an urban environment. At least 2 of those years must be directly related to initiating project development structure and business agreements.
  • Must possess a thorough understanding of the industrial property market, ideally with experience in managing the development of real estate projects such as logistics facilities.
  • Must have strong financial analysis skills, including experience in building /applying financial models along with applied design and building experience.
  • Must possess advanced skills in Excel and be familiar with MS Project and CAD.
